About Mahagunpuram flat layout: Badly designed

Friends,

This weekend, I had a chance to visit mahagunpuram site ater long time. I visited one of the flats in Rddhi (1300 SQ FT) and another in Vinayak (900 SQ FT). I had below observation, which I did not like... Please let me know, if you had similar observation/opinion.

1. None of the flat's rooms are exactly rectangle/Square in shape. At least one side of the walls is projected. When I checked with my agent, he told that it is a design. But then I observed in all the rooms incuding hall !

2. The lavatory (latrine) sheet is being fitted exactly in the mid of the bathroom . The bath shower will be at the far corner. This means, after you have taken a bath (pure), you have to pass along the lavatory sheet (impure) to exit. Not a very comfortable situation, specially for religious people!

3. The beam of the architecture is eating into the Cabinet/Almiraah space. This looks eagly due to unwanted projection of the beam, and also almiraah space is crunched (You can not make even a 6/3 standard almiraah through wood work.)

4. The vitrified tiles in the rooms are of cheaper quality (Small in size). I was expecting them to at least fit  larger size tiles in the Drawing Room (Hall), which looks decent.

5. The kitchen drainage pipe of the overhead flat is passing through kitchen. If you just peep at the kitchen ceiling, you can see that. Ideally drainage pipes are fitted along the outer walls. My agent told me, that this would be covered by false ceiling. But it seems a poor design.

6. The similar observation with the drainage pipe in Bathrooms. think of a situation, if you overhead flat's bathroom has developed a leakage. In order to repair that, plumber will break your cieling ?



I had reached at the site at the end of the day, so could observe this only in dim light, but really not happy with this all.

Just a question? Do Mahagun's other projects have the same design?

Open parking space should not be charged by the builder: An Issues

Greetings!

I am Brijesh Karnatak booked a Flat at Mahagun 807 Riddhi.

This is in regard to the payment letter that we have received from Mahagun against Car Parking and
EDC/FFC.

As Ho'ble Supreme Court has passed a judgement that open car parking cannot be sold out. As per the judgement given "Under Section 78 of MOFA Act" , In this regard I would appreciate your opinion as well.

Since We indian have to fight for the rights in order to get the justice and in spite of being aware of the fact if we ignore then the other party get benefited of that. Since a common man is either unaware of the information or do not take interest on the matters.

So I have tried my level best since I received the letter and tried to contact as many as 20 guys who have booked a flat at Mahagun, and told them this is not legal and we need to discuss among our self along with a lawyer to have a second thought before disbursing the payment for open Car Parking.

RRTS likely to outrun Metro in Ghaziabad : Ghaziabad Infrastructure Update

Here is Ghaziabad Metro related update, for which the current plan could entirely change because of Regional Rapid Transport System being proposed by NCR planning Board. Seems like the future of the city is bright in terms of infrastructure support.

The Delhi Metro’s ambitious extension plans in Ghaziabad may take a beating in wake of the arrival of regional rapid transit system (RRTS) — an intercity train-connectivity project by the NCR Planning Board. What has forced the Ghaziabad Development Authority (GDA) officials to rethink about the Metro extension plans was mainly the cost factor. Also, competition and balance between the two systems of transport is believed to be another reason.
Apart from the first phase of Metro rail from Anand-Vihar in Delhi to Vaishali in Ghaziabad (around 2.57 km), the development authority has already prepared a detailed project report for the Dilshad-Garden to New Bus Stand (around 9.1 km) for the second phase of Metro extension plans.


“But the Metro plans could be reviewed in wake of the expected arrival of RRTS system. For the second phase, only detailed project report (DPR) is prepared and no groundwork has started yet. We will rethink as per feasibility is concerned,” said development authority's vice-chairman Narendra Kumar Chaudhary.


The RRTS plan was presented before the commissioner in Meerut for review last month. At present, the DPR preparation is in process, officials said.


“We cannot have a Metro rail running parallel to an RRTS. This is not a viable solution. For the second phase, the Metro extension plans are likely to take a backseat at Mohan Nagar, which could be developed into a major interchange hub for the Metro and the RRTS users,” said a GDA official.


Earlier, top Delhi Metro Rail Corporation (DMRC) officials had written to the authority to extend the Vaishali-route to Mohan Nagar. However, the officials are yet to decide over its clearance, as the RRTS-system is also expected to run on the same stretch (Anand-Vihar to Mohan Nagar).


Once underway, the RRTS will connect Anand Vihar to Meerut in UP, via Ghaziabad, on a 58 km two-way stretch, which will be mostly elevated. The train is expected to cover the distance within 45-50 minutes.

Here is more details about Mahagunpuram commercial shops.

1. No of shops : 46 (Divided in Basement + Ground Floor + 1st Floor)

2. Rates:

Basement and 1st floor : INR 5000 per SFT
Ground floor: INR 7700 per SFT

3. Size of the shops:

260 SFT builtup area, translated into 165 SFT carpet area.

- There are few shops left on ground floor as of now, while in the basement and 1st floor, they are readily available.
- There is no loan support for the purchase. Its all cash transactions.
- Booking amount of 2,00,000 (2 Lacks) needs to be paid upfront.
- Rest of the amount needs to be paid over 15 months of duration.

Which bank is right for me to take home loan : Tips on Home loan

Owing a Home is lifetime wish and dream for many. In order to fulfil our dream, we tend to stretch all our financial muscles.  And in this process, we take help of Home loan apart from our own savings. But, choosing a right bank for loan is not an easy task, as a loan has impact on your future financial health and livings.

Following are few things that you should keep in mind while making a choice.

  1. Interest rate: Probably the most important aspect of deciding on a home loan provider and becomes all the more important if you are going for a variable/floating rate option. Generally, every bank will have a prime lending rate (PLR) of its own and the Rate of Interest (RoI) that you are offered will include a discount. Banks are legally obliged to keep this discount for the entire life of loan. For example, if published PLR of XYZ Banks Ltd. is 11.5% and you have been offered a discount of 2.25% then the effective RoI at the start of your loan would be 11.5-2.25= 9.25%. With a change in RBI rates, Bank will change its PLR but the discount will remain same and thus the variation is expected to be inline with RBI policies. I strongly recommend going for a bank who has published PLR which gives them very little room to change the variable rate at their discretion. Also,
    1. If you are going for some of the custom-built offers (like fixed 8% RoI for first two year then applicable floating rate), make sure that you understand very well as to what floating rate would be applicable once the honeymoon period of first two years is over. I know of people who would pay more than what they could have by going straight for good deal in floating rate.
    2. If you are going for Fixed Rate then it’s a simple question of finding out the lowest RoI at offer as you can be fairly sure that RoI will remain same for most of your loan tenure. [However, technically, bank can alter their Floating Rates as well]

  1. Pre-payment: The ideal bank would be the one who does not charge you anything even if you pay back the full loan amount. But like most of the other ideal things, this does not exist as well. Where most of the banks will have no penalty for part pre-payment (provided you do not pay-back the full amount within one year of having made the part-payment), almost all of them will charge between 2 to 3% (plus applicable taxes) for a full closure of the loan. Also, few banks only allow certain % of remainder amount to be part-paid in a given calendar year which I personally found NOT BEING CUSTOMER FRIENDLY policy. It’s always a very good idea to get all these details sorted out and clarified.
  2. Processing fee & time taken: Next in the list of important things would be to find out how much Bank will charge in total for the entire processing. I know of few sales people who would never tell you the total amount and will give you little surprises at different stages of the processing in the name of technical evaluation/property survey etc. Also, for most of us who are busy with their work-life, ease at which processing gets done matters as well. However, I would recommend doing a comparison between time you spend Vs benefits you get in long run. Never opt of a bank just because it sends an executive to your place to help you fill-in the form, collect documents from you etc.
  3. Penalty clause for missing payments: You should again make sure that you understands how would missing a payment (or may be two) impact you financially and otherwise. Some banks will be lenient and charge you anywhere between nothing to a minimal amount where as few others will see this as an opportunity to get extra out of you.
  4. Post disbursement customer care: Despite of tall claims of a smooth customer services post disbursement, I have found them to be no or of very little use. With most of the banks providing you an online account, you hardly have to speak to someone. And in the unfortunate event of something having gone wrong, Customer Care (?) of all the banks will be equally UNHELPFULJ. Summary is – this should NEVER be a contributing factor for you to decide on a bank to go with for your home loan.

Read the Terms & Conditions document carefully (if you canJ) before signing it and ask as many questions as you think are necessary to keep you at peace post-signing the contract.
