Quick Updates on development status: Demand Letter and Sample Flat

Friends,


Here are two short updates:


1. Mahagunpuram has dispatched all the pending demand letters corresponding to 5th floor completion. This points to at least 35% of the structure completion.


2. As confirmed by our member, Sunny; the builder is planning to come up with two sample flats. One in Vinayak and another in Viddhi. Actually the construction of the project has been further outsourced to two contractors in the supervision of the builders. And both the builders have been asked to create a sample flat each.
Soon, we may have a live idea, how our future home may look likes after furnishing.

Mahagunpuram vs Crossing Republic: Pro and Cons

Here I would like to put some light on the two similar budget housing project in the NCR region:
Mahagunpuram and Crossing Republic.

Of course, I am a buyer in Mahagunpuram; but I have analyzed these points when I was still to decide between various projects in Ghaziabad, Greater Noida and Faridabad.

Crossing republic:


Pro
-------------
- Relatively nearer to main city and Delhi. Located at relatively more developed area.


- If Metro reaches even to Noida Sector 62, it will be a relief for Crossing Republic. However, observing the current Govt's way, it is a dream.


- Many good projects/builders to compare and choose between. It has potential to be a complete city within a city, but for that it requires input and willingness from its resident. 


- Relatively a large community to stand for a common cause.


Cons
---------------
- Projects are far delayed from their time-line. Possession letters are being sent, even though it is not inhabitable, just to show it on time.


- Goof up by many builders in what they promised. In some of the project, the builder has galloped even the perk area to build villa on them. Imagine 20K families do not have enough space for their children to play. Although their community "CROMA" is doing great work in the interest of buyers.


- The dumping ground issue is a huge problem. However the GDA has identified another place in GALAND ( approx. 15 KM ahead of Mahagunpuram; but it is again being opposed by people living there; to shift it back to old place.


- There are 20000 families going to be part of Crossing. Each builder has its own deadline. So, in that respect the work will go on for another 5-6 years to make it complete. This will lead to all issues, like security, construction noise etc while you are living in your flat.


- The road connecting to NH24 to crossing is in pathetic state. How come 20K family will cope with the traffic and other chaos, with most of the people having their own vehicles.


- There still needs to come up prominent schools, hospitals etc.


Mahagunpuram
=============
Pro
- Good reputation of builder and track record. Of course this is a plus point for Mahagun Mascot in crossing too. They have paid penalty to the buyers for late possession.


-  More affordable project with fair price in compare to adjacent Landcraft Golf City and Ansal projects. Now, I have come to know that the Golf City affordable housing part is converted into HIG project, due to which buyers are in a horrible mess.


- The Main Railway line is just behind the housing project. GZB main railway station is about 5 KM and there is a small station nearby.


- Proposed Uppal's Hightech City is just opposite the road, which if come alive; will work like a catalyst in overall development and price of the area.


- There are Hospital, schools, petrol pump and even an engineering college in vicinity. 


- Since it is just adjacent to NH24, there is no issue of connectivity. Since it is small and single project, the builder has to develop the inside complex in order to sell the future blocks, which are at the back of existing blocks.


Cons
-------------
- It is a little far from Main city and NCR. Although builder claims it to be 1 KM from Lal Kuan, but I doubt it. It is around 2-3 KM from Lal Kuan chowk.


- You might expect a change in basic project layout, as other builders do. They are trying to get nods from the authority for 19 floor blocks (Currently, it is 14 floor). As well as they have already sold ground floor small 1 BHK, as I had mentioned in past posts.


- Its current location pose a security concern, as it is a bit remote area. But, I hope in coming days that development around will change the picture.


For Mahagunpuram, I agree with you that the inside infrastructure will take some time. The essential amenities will be complete before possession. But other things like Garden,Club house may take 3-4 months after possession, as builder will have pressure to complete it. Also, builder has to maintain the society for 6 months as per the agreement.

Bank's loan for Mahagunpuram Project : Update


Dear Friends,

Here is an update for the people, who would like to go for Bank's loan to buy the flats in Mahagunpuram Project.

Currently, two banks are having tie up with Mahagun builders for Mahagunpuram project : HDFC and IDBI.

Previously LIC Housing. Union Bank and Axis Bank were supporting the project loan under construction link plan. Since the plan has been closed by the builders, so the bank's loans.

Also, there is an offer exclusively for SBI employess, by the SBI Home loan.

Ghaziabad Metro : Miscellaneous news

We have some good news and some bad news about Metro in Ghaziabad. While Vaishali metro is getting delayed due to negligence of UPPCL, the new DPR from DMRC has Dilshad Garden metro to be extended to New Bus adda in Ghaziabad.

Residents of trans-Hindon and other areas of Ghaziabad are eagerly waiting for the Metro to reach Vaishali.
The Metro project was planned in the city in 2003. During this long period, several changes have been made in this much awaited rail project. Meanwhile the Metro rail reached Noida but Ghaziabad residents are still waiting for their dream to come true.
The 2.57-km-long Anand Vihar-Vaishali route is under construction but much remains to be done. The high-tension wires and electric poles are yet to be removed from the construction site. Problems range from tussles with builders, the UPPCL and GNN.
The project was initiated in 2008 and was expected to be completed by 2009. But the deadline has been further extended to September 2010 but experts feel it may not be completed till 2011.
GDA chief engineer and Metro in-charge Anil Garg is, however, optimistic about the ongoing work and assured to get Metro in the city well before the Commonwealth Games.
"Due to negligence of UPPCL officers, this much-awaited metro extension project has been delayed," said Narendra Kumar Chaudhary, GDA VC.
DPR for second Metro extension project
 GDA officials have every reason to rejoice at this moment as they recently received the DPR report from the DMRC for second metro extension project from Dilshad Garden to New Bus Depot.
Six stations have been proposed on this 9.5-km-long route. "The estimated cost was Rs 900 crore in 2008 which went up to Rs 1100 crore in 2009. It goes up to Rs 1155 crore in January 2020 but in recent DPR it is Rs 1600. It might change in future," said Anil Garg. The city administration will try to get loan from the NCR Planning Board. They are also thinking how to raise more funds for this coveted Metro rail project.

New service tax for building under construction : Please put your opinion how it can affect us?

New service tax impose by central government.most of the bilder demand for service tax.

The Central Government, vide its Notification No.1/2006-ST dated 1.3.2006, as amended by Notification No.29/2010-ST dated 22.6.2010, w.e.f. 1.7.2010 and Notification No.36/2010 dated 28th June, 2010, has brought the “Construction of complexes” under the taxable service net under the aforesaid Service Tax Act. Accordingly all Residential, Commercial or Industrial units constructed and allotted/sold are now subject to Service Tax at appropriate rate. The rate of Service Tax applicable on various Sub-heads under which payments are to be made for the Residential Units are given at Annex-I (attached).

The aforesaid Service Tax is applicable on all payments made by you on or after 1st July 2010. The payments received upto 30th June, 2010 are exempt from the aforesaid Service Tax. It may please be noted that the Service Tax is linked to the actual date of payment and not linked with the date of Demand.

For all Demand raised upto 30th June, 2010 (if not already paid before 30.6.2010), you are requested to add the Service Tax amount (as per rates specified in Annexure-I) and pay along with the Demand Amount. In case of any clarification, you may please contact the Customer Care Cell.

Indian style lavatory (latrine) in the flats : Your opinion required.

Friends,


While most of the blocks in the Mahagunpuram project are 40-50% completed, I would like to attract your attention towards below problem.


In all the type of flats of the project, the lavatory (latrine) design in the bathroom is of Western style (Sit-down type).
Although this style of washroom may be OK for most of the young generation people, still all of you will agree that our family members and relative would prefer to have Indian style washroom (Squat - style ).


Please let me know your thoughts about this.


If you are agree with this, then we can put application to Mahagun builder to make at least one of the lavatory type as Indian style.
