Dear Friends
It is a matter of concern for all of us. Increasing of floors will definitely multiply the problem for all residents. But before taking up the case with builder we must have correct and authenticated information. We may try to get some information in writing from builder. We may also obtain from GDA under the RTI.  To my mind we may ask following info from GDA
1.     Number of floors and number of lifts in each block of Mahagunpuram in the initially approved plan.
2.     Number of floors and number of lifts in each block of Mahagunpuram in the latest approved plan.
3.     What all security measure imposed/increased on the builder in the process of increasing the floors?  
4.     What are the compulsions under which floors has been increased in between the ongoing project?
5.     What is the status of the road in between commercial and residential area of Mahagunpuram?
After obtaining above info we will be in better position to project our case in front of builder or in Consumer Court if required. If required we may take legal opinion also. We must try to get at least one more lift in each block and boundary wall with separate security gate for residential area.
            Now issue is who will take lead for this cause. They may be the people who live in/around Ghaziabad. I am posted at Pathankot and in the all India transferable service. But ready to bear my share of expenses.

I also feel the same.

This is going to be enough. Because, if this all is true; then they should have been told us in advance about such plan.

By making public road, we will face a lot trouble like theft and security issue. No wonder, it create ADDAS for goons and insane people around the society.

Also, as far i have seen elsewhere, all the shops in societies either remains outside society compound, or else not accessible to outsider. These all thing must be considered.

Also, the public amenities will not be under registered society legally, which will create maintenance chaos and ruin privacy completely.

There will be a passing road for villagers in between  flats (Blocks) and  commercial area and club etc.

Commercial area will also be used by outsiders. And I think later on they will (May be) also interfere in CLub area.

I feel this is not good  for privacy of Residents.

Road crossing the society?

This is new for me... are they making such public road, without any fencing or so..?

Hi All,
 Since starting there were only 14 flours in planning. And crossing road in between society is not acceptable at all. If it is was in planning of municipality or GDA builder must have told us. This is really cheating.
Definatly this will cause delay in possesion.
For me I stronlgy refuse to accept this at all.
Pls fix time to gather at site and meet builder. This has become more critical now.

As I know, nearly 1 year ago; Mahagun had decided to build a 19 story tower instead of 14 story. You can get a hint of the same in one of the very old post on the blog.
At that time they were trying to get GDA approval for the same.

This news was passed on to me by my agent. So, no wonder if they managed to get the same.

He had also told me, that due to this:
- They are making base strong enough to hold 19 story building.
- There would be 3 lift instead of 2 for this.



Regarding possession, I think it is going to be delayed now, for the below reasons:

1. construction of 5 more floor will take at least 3-4 months.
2. Internal finishing will take at least 10-12 months.
3. Work during mansoon will be much slower,  (even in extreme summer too)

Hi Guyz,

Really it is going to become big problem to us,but I don't think GDA will approve more floors,if they have already approve the site plan earlier for OLD blocks.
But builder can make more floors illegally,with out proper approval with help of BANK as they have done in few apartment.

Mahagunpuram : Increase in the tower height : Bad from the builder

Hi All,
I am an owner of flat in mahagunpuram. last week I visited mahagunpuram site and came to know that no. of floors have been increased to 19. earlier at the time of booking, we have been communicated by the builder that no. of floors would be 14.

this increase of floor has some severe impacts like ..
1. safety issue : since earlier building's foundation is constructed for 14 story building, increase in floors can impact the safery of the overall building. also GDA has provided approval only for 14 floors, how come builder has managed to get approval for additional 5 floors ?

2. Service and Facilities Issue : Since there are only 2 Lifts per block and 8 flats per floor, it means earlier 2 lifts were suppose to manage for 14X8=128 flats, but now 2 lifts will be managing the need of 19X8=152 flats. same issue will arrise for parking and other facilities.

3.our share in residential society also diluted because of increase in no. of flats in complex.


Please share your views also on the mentioned isssue.
