Mahagunpuram : Seeking advise on selling the flat.

Hi Gyanendra,
First of all thanks for providing this discussion blog to all mahagunpuram flat owners.
I am Anurag Shrotriya. I have booked a flat in Riddhi Tower (108).
When I booked the flat I was working at Noida. Now I have shifted to Gurgaon and now I want to sell my mahagunpuram flat and book a flat at Gurgaon.
But according to the information I received, this could not earn any premium since May 2009 (when I booked it).
Now from Last two three months I am listening the news of NH24 widenning. Are you aware of the exact situation there?
Please suggest me:
Should I wait ? Is there any scope of rate revision from Mahagun with this news of NH 24 widenning and the possession is also due in Dec 2011 ?

NH-24: 20km stretch to be widened
NOIDA: After a delay of almost five years, the Uttar Pradesh
government has granted a green signal to the proposed widening of
NH-24. In a meeting held last Thursday, the authorities sanctioned the
widening of the 20-km stretch of NH-24 to improve connectivity between
Delhi and parts of Ghaziabad and Noida. Work has now begun on widening
the existing 4-lane stretch between Uttar Pradesh border and Dasna to
eight lanes, including a service lane on either side.
Although the first proposal in this regard was made in early 2006, it
never took off. Since then, residents and regular commuters on the
stretch kept making persistent demands for the revival of the project.
The authorities finally granted an approval to begin work last week.
The project cost, however, has escalated from about Rs 20 crore to
over Rs 200 crore now. The Ghaziabad authority has asked the Noida
Authority to bear about one-third of the total cost since the widening
work will ease considerable traffic flow on the 4.6 km stretch between
Noida Model Town Chowk and UP Gate.
The delay in implementation of the widening work has also resulted in
several traffic bottlenecks and major traffic jams on the stretch. On
an average, around 70,000 vehicles ply each day on this stretch. "The
expansion of NH-24 is of utmost importance. Given the traffic load on
the stretch, the widening work will be supervised constantly to avoid
any further delay. The Ghaziabad Development Authority has already
released a part of its share of funds for the work and Noida Authority
is in the process of releasing funds," said District Magistrate,
Deepak Aggarwal.
Currently, the four-lane road from UP gate to Dasna is one of the most
congested NH corridors. Once the widening work is completed, this
stretch will become almost signal-free. The authorities have also
decided to keep it toll free considering that a large section of the
traffic using this stretch is local.

Mahagunpuram CAR PARKING ISSUE


Dear friends,

What's the latest update on open car parking issue.As we are aware, Supreme Court says we shouldn't be charged for open parking and it's the builder's responsibility to provide the parking space.  Is there any clear cut guidelines from Mahagun regarding this?

I think, Mahagun is adopting a strategy by stating no open parking space is available and one has to opt for only closed parking at 1.5 lakhs.

My questions are ?
1) Why the provision of open parking is aborted after the Supreme Court's guidelines?
2) Someone who haven't paid for parking, where he will park his vehicle.
3) Why shouldn't we ask Mahagun the information on a) Total No. of Flats b) Total No. of Open parkings c) Total No. of Closed Parkings

4) Why shouldn't we ask Mahagun's clear cut stand on all of the above in written?

Mahagunpuram : Regarding size of the flat.

Hi Gyani,


I would like to inform you that what differnce it will made if you implemente tiles and without it area will remain the same 10' 16' bedrooom please visit the site and flat actuall measure then you will come to know. i have seen it and one of my frind actually measure it as well thats y i have put this point on blog, there is no point to defend the builder,

As mentioned above lets meet on 1 may 10.30 am on site measure it and put it across the builder, we can discusss  other  valid point as well.

Hello Mr Dwivedi  and  Fellow Members

I am kakar and I have booked a 1300 sq ft flat in  Mahagunpuram  in  Viddhi Tower in May,2009 and after that I could  visit the site only once early last month. The campus on very first sight appeared  rather congested and likely to be quite crowded when everybody moves in. I could not find much area left for landscaping / greenery as claimed . I am keen to know  whether other members share my opinion or think otherwise

However, since we had reached fairly  late  so  could not observe much  from a close quarter and make any worthwhile observation  in regard to the quality of construction and the material etc However, we found that the pipes under the toilets ceiling and the size of niches  for cupboards was a disappointment.

I am very keen to know whether we would get the possession by delayed dead line of   December end this year or there is a possibility of further delay and if so how much so that we can plan accordingly.
.
 I am indeed so  very glad to note  from the Blog  that  you and some of the flat owners  are taking  so much pro-active interest, are making frequent visits to the site and  are making  close observations , are taking lot of pain and closely monitoring and keeping a timely watchful eye on pace and quality of construction etc  and  are vigorously  pursuing all relevant issues with the builder and  are  also actively sharing and exchanging updates, information and views with other members through the Blog and even addressing their queries. I   would  indeed like to sincerely thank you and  others  fellow members for their laudable efforts and hope that we would continue to benefit from this. 

Currently I am abroad for couple of months. Hope to see you during my next visit.

Re: Mahagunpuram -- Next Meeting Schedule

Hi Akhil,

It seems to be a good point. However, I would like to let you know that it may visibly seem that the room size is smaller.
But it may be of actual size or significantly no-difference. It can be accurately checked only after tiles are fixed on the floor.
If Mahagun has built any sample flat, then only we can for sure check that.

Without tiles, a raw flat looks smaller. Also, you need to measure each corner carefully.

Meanwhile, please share with us the details of the last meeting.

I would like to inform you that has anybody notice the size of flat i mean the carpet area because i went there and i notice that size of flat is small can we set up a meeting to go site and actual measure it if we have anybody from Civil line it would be great. so that we can take his knowledge that we can put against builder

Hope you will be doing fine. I have also purchased flat at Mahagunpuram, Siddhi, Flat No. 9 and wants to know the updates about progress of the site. I visited to the site at Nov, 2010 but at that time no one was available at mahagun office to provide the updates.
I saw the blog created by you which is really knowledgeable about the progress and amenities they are actually offering.
But the problem is I had missed the opportunity to join the meeting held yesterday, because I have been planning to visit the site.
Could you please provide me updates about the meeting discussed yesterday. And please also inform me if you are visiting the place soon.

My two cents

Respected members,

My suggestions,

ü  Avoid individual calls to builder. Decide for a dedicated group of persons for periodical basis.
ü  Avoid being aggressive in public with fellow members and even with builder.
ü  Avoid talking about those points; which bear no concrete information attached.
ü  Discussion time should be decided by sending a meeting request to each member. It is better always to arrange a regular meetings e.g. per month.
ü  Publish minutes of meeting with builder after every meet. Please refer this .. http://www.croma.org.in/mom-mahaguns-meeting-on-23-jan-10/
ü  Start compiling a list of valid issues, to me these are valid ones,
1.       Road between society. Original layout plan does not include the road.
2.       Resource sharing after extended floors e.g. EDC, parking, club etc.
3.       Possession date. What is the real possible date in current prevailing scenario.
4.       Builder’s guidance in arranging various additional feature on demand e.g. Indian style lavatory, modular kitchen, main iron gate etc.
5.       Club ownership to society members only. Although, this point is not being conformed officially by Mahagun.

This is an opportunity for all of us to demonstrate a unity in-front of builder.

compilation of recent issues

Dear all,

Several issues have come up that needs to be sorted out immediately and in unified way. Lets make a database with contact nos. somewhere so that we can contact everyone for maximum representation. I have also compiled all the issues of the last six months.
  1. Floors being increased from G+14 to G+19 with notice to the interest groups, that is, to us customers.
  2. A passage road coming up between club area and flats. It was not shown in the map before.
  3. Why the EDC charges would be same, if the number of floors are being increased?
  4. Drainage pipes passing through the kitchen. An example of bad design?
  5. Has anyone measured the floor area of the flat?
  6. What was the ratio of open area to the constructed area? I don't think its being maintained, as the flats are now extremely congested and the parks seems to be very small.
  7. No clarity of PARKING. According to the Supreme Court guidelines, every occupants are free to park their vehicle inside the campus.Covered parking is a different story. BUT why they have charged or charging for open parking.
Guys, please be united and sort out all these issues with the Mahagunpuram management.

i have also written a mail to PK and Dheeraj jain as soon as we get meeting time we will go there in number i want this time to have atleast 7-8 ppl going there mentioning points in details we know all the issues now and create one RWA beacsue if they dont agree to us we can go to Consumer Court / forurm and we can publish in newspaper that mahagun cheated their Buyers.... what u say guys...... we will bring bad name to mahagun if they are foooling us its affodable housting it doesnt mean its free we are paying houseing loan for that

It feels like a big scam in mahagunpuram project with so many issues comming up and we are being made fool in buying costly house (in the name of affordable house).

Lets unit, else we will regret for this inactiveness... Meanwhile, I see that there is an agent's name on the blog? Does this blog belongs to an agent? If not, would request moderator to remove any specific instance of any agent to show its independent community blog....

Regarding issues in Mahagunpuram Project

Ohh my God...

Mahagun.. such a cheater..... ????

Never thought of this.. Guys, we need to unite...

My questions to mahagun?

- Why should we pay for Gym/Club membership. If club is open to all, then it should not be mandatery to have club membership as part of buying house? Let individual decide, which club/gym, he/she wants to join.. or even not to join?

- For all the public area, like shopping complex, gym/club; why should we pay any kind of maintainence including security gurad salary? Why we should even maintain that? Let its user maintain it... but then we have bought this flat constly.. because, legally this society has nothing, but few buildings with lots of troubles....

 am just thinking, what they will do with oncoming project like mahagun mywoods in Noida extension.. just go on cheating????

- On no document, Mahagun showed such plan to have road for villagers! This is absolute cheating?

I am regretting on buying a flat on such condition... New buyers... BEWARE of MAHAGUN... who so called 'Deliver what they commit'?

My concerns in addition to Akhil's post ( http://mahagunpuram.blogspot.com/2011/04/worst-newssss.html)

1.  Mahagun provide us wrong information: there was no road between society building and club when the project was launched but now it's in their layout!!! isn't cheating?

2.    3 gates = 3 layer security.  Are you ready to pay their salary, even only 1 layer is for society buildings? Other 2 is for "commercial area and club house" and remember shops are open to all.

3.       As per my knowledge, when you buy a flat in society, your flat's price also includes "features like club, gym, swimming pool". Point is you are already paying for it but hey its being used by others!!!

4.    While living there if you want to have morning/evening walk to gym/club, oh! You have to cross at-least 2 layers to reach and vice versa. You might ask yourself, Does I bought flat with club house facility?

Current Issues faced : all flat owners need to stand together

Hi Guys,

Its sad to see that this time also there was a very low turn out at the site. It seems that residents of mahagunpuram are not intrested in finding a solution of the problem that we are facing, too busy in other activities don't want to come together. Please try and understand that it is the hard earned money of all of us that we have put in to buy our house.

Previously also I had initiated two meets in which also the turn out was too low at max 3 people were there.

Guys I suggest to create an association/group and get it registered and then only we can raise our voice to the builder. Otherwise we will not able to fight our concerns.

So I request please come together.

Can any of us who is in Noida can get the meeting arranged with Mahagun Mr.Dheeraj jain/P.K. Jain.

WORST NEWS.... Details of meeting between Mahagun and flat owners

WORST NEWSSS

Guys on 9 April only 3 highly valued ppl went to Mahagunpuram site Manoj,Pradeep and myself ...rest were busy in "-----". and we had a bad day... there are 4 things which made us worriied person.

1st there will be No zero privacy... and zero security reason beacsue gym and club wil be used by villagers as welll as there will be one entrance for shopping complex and gym and club as shopping complex is avaiavlbe to villageers so gym and club will be avaivlbe to viallgers and outsiders as well

2nd Instead of 1 or 2 main gate there will be 3 gates so 3*3 nice Security guards so we have go through them everytime we enter mahagunpuram so we have to pay these 9 security garuds salary as welll

3rd there will be champ road between society and 2nd gate which will be used by villagers.. worst news no privacy... that was never took by mahagun and that is also shown now in diagrams site which was not there....

4rd poin is we have to pay 2 years advance wellfare assocaition mony which was hiding from us.. by mahagun..

I hope all you guys out there will wake up and do something.. enough is enough..

bulider is playing game with us.... our families have to suffer if we dont get united otherwise we will be bearer...

My Talk with Mahagun Authorities regarding Construction Problems.

Hello Friends,
                     I have read your opinions in the blog regarding height of the tower and road in between Commercial market and the society.I have a flat in Riddhi Tower.I have to say something in following points which I have known from Mahagun authorities when these decisions were taken about 1year ago.
1.            All Towers have been desinged from basement with stong pillars to support upto G+19 floors from start of construction way back from 18months ago.and have been desinged for ZoneV earthquake as against currently ZoneIV in Delhi NCR.So we dont have to Worry for this.
2.           The towers which are extended to 19th floor have three Lift as against the tower with 14th floor have only 2Lifts.So the Problem will ease a lot for going up thru lifts.
3.There will be additional gate with Security Guards&Intercom facility at the entrance on the road intersecting Commercial Complex and Residential Society as told me by the Marketing team in Mahagunpuram and as shown in their latest site layout plan in their marketing office.
4.Some people were worried about the quality of tiles being used in Drawing-Dining&Bedrooms floors .Their is good news that they are using 2X2Polished vetrified tiles of Kajaria Brand and flooring of tiles have started in some towers also.
