Mahagunpuram : Regarding payments for Open Car Parking

Sir,
I have booked a flat on cash basis in Mahagunpuram. At the time of booking I have opted for Open Space Parking for Rs. 1,00,000. As I have come to know that Builder cannot charged the amount for open Parking. Will I have to pay the amount or what will have to do in current scenario.

The NH24 widening task was initiated 2 years back, and it was on high priority. Then it took 2 years just to finalize the bidder.
Now scrapping this, means wasting of two years, money and energy.

Again, a new DPR will be created for new plan and whole process will be repeated. Means, If this underpass thing is being thought at this moment, then it will take another 5 years to actually materialize it. I am really fed up with these kind of ineligible and inefficient people holding key positions in Government. There is no accountability and responsibility. One officer comes with a plan and another replaces it with new plan.. effectively no plans.

These are just like JOKES of the system. Just live on people tax money doing nothing fuitful for them.

I just hope for better execution of the planning and a visionary, which is rare siting the kind of people get selected  in the poor selection process of Civil services officers.

Bad News for all projects on NH24 : NH-24 widening project scrapped

NEW DELHI: While all roadowning agencies have been focusing on widening stretches to ease traffic jams, the road transport and highways ministry (MoRTH) seems to have learnt from past experiences that this only helps in increasing the road's capacity. It has put paid to plans for widening of the 20km stretch on NH-24 between Delhi border and Dasna even after finalizing the bidder. The ministry will now remove all the traffic lights on the stretch and will construct underpasses and service lanes for facilitating movement of local traffic.

This is the most important stretch for commuters going to Corbett National Park and Nainital because of the huge residential development along the corridor.

"We realized that simply widening the stretch is not enough to improve traffic flow. It will only help us in increasing the capacity of the road. So the plan has been withdrawn," confirmed DG (roads) R P Indoria.

He said the ministry is now planning to do away with all the traffic intersections and signals on the stretch. "We now plan to build underpasses and service roads so that the local traffic does not get mixed with the long-distance traffic," said Indoria.

At present, the 20km stretch has four lanes and is one of the most congested NH corridors in the country.

Ghaziabad Metro Update : Proposed Metro touching to NH24

Friends,

Here is a good news about Metro getting nearer to Mahagunpuram. Although, it remains in Noida/Greater Noida area only, but at least it will reach to NH24 in Noida sector 62; which is then become a direct single highway connect to Mahagunpuram.

The Noida, Greater Noida and Yamuna Expressway authorities on Monday have planned for large scale infrastructure development across Gautam Budh Nagar district. In a joint board meeting, the major focus of the Authorities remained on providing connectivity within the district as well as with Delhi. "In the next four years, Rs 20,000 crore will be spent on the projects," said Mohinder Singh, chairman of the Authorities.


To begin with, the authorities have approved a major detailed extension of the Metro route connecting almost all of Noida and Greater Noida at a cost of Rs 10,000 crores, covering a total of 86 km. The route is estimated to be ready in the next three years.


Besides extending the existing city centre Metro route connecting Kalindi Kunj and Botanical Garden, a new line from the City Centre station in sector 32 to sector 62, touching NH-24, was also approved. This new 6-km route will be via sector 71 crossing and will provide connectivity to sectors 32, 34, 35, Hoshiarpur, sectors 51, 52, 71, Greater Noida Extension Marg, Sarfabad, sectors 60, 61, 62, 63 and NH 24.


A new loop from sector 71 via sector 121 will then join the Greater Noida route between the City Centre and Bodaki railway station in Greater Noida. This route will be from City Centre along the Greater Noida Expressway, touching Knowledge Park 4 via Pari Chowk and will finally end at Bodaki. The new loop has been added mainly to connect Noida extension that falls near sector 121 with Noida as well as with Greater Noida.


"With the Metro extension, most sectors will be within walking distance from the stations. Connectivity to Greater Noida will also improve tremendously," Singh said.


To smoothen chaotic traffic, the Noida Authority has approved construction of a 5.8 km elevated road parallel to the Shahdara drain. Starting from sectors 14 and 14 A onto sector 95 and Kalindi Kunj, the stretch costing Rs 525 crores will be of four lanes. This route will provide an alternate route between Kalindi Kunj and Noida, thus easing traffic congestion on the expressway.


In the meeting, the Authorities also approved the draft master plan for Greater Noida. As per the 2031 Master Plan, a total of 5,04,000 hectares will bedeveloped. Of this, 27.6 per cent area will be reserved for residential development, while 24.2 per cent will be developed as green area. The approved master plan includes six expressways, overbridges, flyovers, warehouses and godowns, besides several residential, educational, industrial and commercial hubs.


According to the Authority chairperson, development of these 5,04,000 hectares is crucial as it falls between two major hubs of commercial activity, the eastern freight corridor between Ludhiana and Kolkata and the western freight corridor between Dadri and Mumbai.


A state-of-the-art Buddhist museum and a research centre sprawling across 25 acres within the Gautam Budh University campus was also approved in the Monday board meeting. Estimated to cost Rs 84 crores, the project will house art galleries and sculpture sections and various cultural workshops will also be held there.


For entertainment and leisure of residents, the Authority plans to construct a modern Laser Park in sector 91. Measuring 29 acres, this park will cost Rs 20 crores and will be the first of its kind in the NCR. It will boast a 3-acre artificial water body, computerized lighting systems besides musical fountains, an amusement area, a marine aquarium, open theatres and walking pathways.

Mahagunpuram: Minutes of Meeting [MoM] held on 16-April-2011

Hi Guys,
This is regarding the MOM held today opposite Halidiram, We have approx 11 guys on the meeting (All Marked on TO) joined by Mr. Sanjeev Sethi who have rich experience on resolving disputes with builders in his society. We discussed on few points:
  • Chak lane
  • Construction of floor above 14
  • Club Owenership
  • Drainage Pipe e.t.c
Intially we were not clear ourself on the construction of floors and hence all of the present members on the meeting decided to visit Mahagun Office after intial level of homework. In order to maintian the decorum we decided that only 2 members should intially meet for information gathering.
We got the information that all the towers except Sidhi/Saraswati are upto 14 floor and others are upto 19th floor. In this regard Mr. Vinay will post all the details on Blog.
Also on the meeting we discussed points which we ourself thought that we should not fight for them as of now and we have to wait for the right time.
I would appreciate if all the flat owners joined Mahagun blog and actively participate on meetings, this would atleast help to know each other well and will benifit in future for our rights.

MAHAGUNPURAM----FORMATION OF ASSOCIATION

Hi Guys

I am   Kakar and I  have  booked Flat no. 1015 in  Viddhi   Block. I have  been  for  a past few months,  keenly tracking the news flow on our Blog   regarding various issues of utmost concern to all of us. While  it is quite heartening,  informative and useful to exchange news n views and identify the developments   including   deficiencies  in construction, material, workmanship and  likely huge delay in possession etc which can adversely impact us, but this by  itself  alone is not going to mitigate our concerns.

 It is extremely important that we take timely   proactive remedial measures to satisfactorily get all issues resolved through the builder before it is too late. I am also fully seized of the fact that it is easier said than done and I am fully appreciative of the efforts made till date.
Having  admitted that, nevertheless, it is  imperative that we need to give ourselves  an effective  platform  at the earliest by forming an Association and getting it registered in due course. This will enable us to have need based periodic or regular  official meetings with  Builder  and he will find it hard to brush aside our concerns. Infact I notice that there has been a brief discussion on this issue in the last meeting.

We may name our Association as Mahagunpuram Flat Owners Association or any other name which members deem fit.

Needless to say, this requires enormous initiative and efforts and  physical presence  obvious reasons.

May I on behalf of all the Flat owners solicit the lead, active support and cooperation of  all members residing in and around Ghaziabad including  Noida to provide the  desired lead and take the matter forward with due urgency.

I am currently in UK for a few months.

Why I think, Mahagunpuram project is delayed?

Sorry for late reply.

Here, I would like to clear my position regarding delay. I am not creating any negative environment, but we cannot just close our eyes on the ground facts.

Why 1 year time has been quoted. It is w.r.t. Possession date of Sept-2011.

1. I had discussed with some owners in Mahagun Mascot and with 2-3 agents. Here is the summary.

- Building a concrete structure (before furnishing) hardly take anytime. Mascot structure was ready more than 1 year before. Mahagun has been paying penalty cheque for last 10 months now and its huge amount (at the rate of 10 per sqft).

- I cross verified the fact via internet and anonymously calling Mahagun. Check latest penalty payment information on http://nh24property.blogspot.com

- Till now, not a single flat owner in mascot has been sent possession letter. Mahagun keep on extending teh date by a couple of month. latest is Aug 2011.

- Mansoon time (July-Sep) is least productive time. I am in construction linked plan. Mahagun has confirmed that the top roof installment will be demanded somewhere in Later June month for Riddhi. It means, we will have Riddhi structure ready in July, 2011.

Keeping Mascot as benchmark (having 20 floors as against 19 floor in Mahagunpuram), its at least July 2012;  means at least 9 months late for Riddhi. In general, overall phase one will not be ready to live by an year.

- I was discussing with a Mahagunpuram flat owner, who had plan to get his children admission (March 2010 cycle) done into some school around Mahagunpuram. As this one is a serious decision, he confirmed the status with an insider and got a similar information for possession around July 2012.

So, its nothing negative. Its more of an analysis by experienced and people watching over Mahagun project pace.
I am also an owner in the Mahagunpuram and have an emotional attachment with Mahagunpuram home. But I just want to be honest on the facts.

I just wish that everything goes well. Blog is open for any debate; if you think one member is wrong and of course we are already watching Mahagun's promise on "They Deliver What They Commit"

approx by an year.
I would suggest you that whenever you come to India and visit the site
and flat. Keep a watch on project via blog and also share information,
if any which is relevent to the project and the builder.
By being vigilant, we can have our dream home in better shape.

As per my knowledge, below is the details as required by you:
- Village Road : Its there, and no relief for us.
- Club: Mostly it would be just for use of resident. No idea, if it
would come under society ownership. If it does not come, then the
current cost og Mahagunpuram Flat will be said to be 'COSTLY'.
- Possession Time: As this stage, Mahagunpuram project is at least
delayed by an year.
- Open Car Parking Issue: It is still there. I will suggest not to go
for open car parking, even though they are selling. It may not be legal.
- Project flat layout: There are several defects in flat layput. It is
not same as showm on paper. For any new buyer, I will suggest not to go.
+ Point:
- Its on NH. But then you can look for other options in NH58 and around.
- Proximity to Uppal Chaddha Hi-Tech City
Take your decesion on this. Do not go for Agent's words... They are
mostly liars. Apply your own mind. There are many options in the
market. Look for them. You can check Crossing republick, NH24 ready to
move houses.. They are still selling around 2000 PSF and looks cheap.
