Madhuban Bapudham: GDA Residential Scheme

Guys,
I just came to know that GDA has launched Madhuban Bapudham multistory housing scheme. Below are the detail.
The interesting fact of this scheme:
1. It is near Dasna, even far from Mahagunpuram. But the cost of 1300 SQFT flat is around 33 L  ???
I wonder, if the area has that much appreciated?

[Mahagunpuram] Latest Photos and update on 24-Jul-2011

Dear All,
I visited on 24-Jul-2011, Some of the updates from the project site along with pictures.
Now a days Mahagun management has restricted the access of most of the towers from inside due to finishing work and flooring work in progress.
But interestingly i saw a huge rush of buyers there for the first time. As per some discussion mahagun is increasing the rates of new as well old towers from august 2011. I am not sure about the amount of increase.
I got a change to visit the ganga tower and saw that tiles are already laid but the finishing of tiles is not done and they have laid the POP on the tiles to avoid the damage of the same. I saw lot of inventory of Kajaria tiles at site.
Riddhi tower outside plaster is also in very good stage and whitewash has also started from outside. As per mahagun officials available at site the tiles and flooring work is also almost completed.
Saraswati tower construction is completed and out side plaster is about to start. All 14 floors roof slab is completed and now construction is in last stage. As per officials the they have completed the floor tiles and now they are also completing the staircase and other areas.
Shopping centre is also constructed and now finishing will start.
Looking at the above progress i personally feel that mahagun may start giving possesion from December onwards( may be in phased manner because still they have complete 5 months till december). I feel that 5 months should be sufficient or the worst case should be before march 2012.

Ghaziabad Metro Update: Phase 2 : Dilshad Garden - Mohan Nagar

Friends,
Another good news for Ghaziabad City development.
After, Metro running till Vaishali, GDA has speed up the 2nd phase work to extend Dilshad Garden metro till Mohan Nagar.
Although Mohan Nagar is in a different part of the city. But at least this is going to be a great positive step for Metro getting closer to Mahagunpuram.

गाजियाबाद में मेट्रो के सेकंड फेज शुरू होने की सुगबुगाहट शुरू हो गई है। सेकंड फेज में मेट्रो रेल को दिलशाद गार्डन से मोहन नगर तक लाने की योजना है। मंगलवार को जीडीए की बोर्ड बैठक में यह तय किया गया कि सेकंड फेज के खर्च में जीडीए के साथ - साथ उत्तर प्रदेश राज्य औद्योगिक विकास निगम और उत्तर प्रदेश आवास विकास परिषद की हिस्सेदारी तय की जाएगी। डीएम की अध्यक्षता में होने वाली बैठक में विभागों का शेयर तय किया जाएगा। यह जानकारी यूपी के अडिशनल कैबिनेट सेके्रट्री रवींद्र सिंह ने प्रेस कॉन्फ्रेंस में दी।
मंगलवार को जीडीए की बोर्ड बैठक हुई , जिसकी अध्यक्षता यूपी के अडिशनल कैबिनेट सेके्रट्री रवींद्र सिंह ने की। वह आवास विभाग के प्रमुख सचिव भी हैं। इस बैठक में जीडीए के उपाध्यक्ष एन . के . चौधरी , डीएम शशि भूषण लाल समेत कई अधिकारी और जीडीए बोर्ड के गैर सरकारी सदस्य मौजूद थे। रवींद्र सिंह ने बताया कि सेकंड फेज में मेट्रो को दिलशाद गार्डन से अर्थला ( मोहन नगर ) तक लाने की योजना है। डीएमआरसी ने 7.31 किलोमीटर और छह स्टेशनों वाली इस प्रोजेक्ट की लागत 1282 करोड़ रुपये बताई है। फंडिंग पैटर्न के अनुसार इस प्रोेजेक्ट के लिए भारत सरकार 275 करोड़ रुपये और डीएमआरसी 192 करोड़ रुपये देगा जबकि जीडीए को 815 करोड़ रुपये देने होंगे। बोर्ड बैठक में तय हुआ कि शासन से जीडीए के खर्च में यूपीएसआईडीसी और आवास विकास परिषद की हिस्सेदारी तय करने की गुजारिश की जाएगी।

Mahagunpuram updates: as of 20-July-2011

More update on the project:

- In Mahagunpuram phase 1, the final roof slab of most of the towers are about to be laid. We should expect demand letter for roof slab (in CLP plan). If anybody has received it, kindly share.

- The Noida Exten. disaster is diverting more people to the project. The builder may revise the price by INR 100 PSFT by next month. Please note that this is an insider news and may be incorrect. Kindly do not make this a base for any rush buying. Do your own homework on other aspects apart from price.

- The upper 4 floors in the phase 1 is open for booking for new buyers. You may be interested in these, if want early possession.

Some good news for NH24 - Delhi-Meerut expressway v NiaH24

New Delhi: Owing to the ongoing tug-of war within the department, the widening of National Highway-24 from Uttar Pradesh border to Dasna has stuck in the red tape. Although the contract for the widening process had been awarded, it is now going to be scrapped due to intra departmental conflicts.
While the project has been shunned, a new proposal for Delhi-Meerut Expressway has come up which is expected to bring relief from traffic congestion in this block.
The NH-24 starts from Nizamuddin from Delhi and ends up at Lucknow via Hapur, Moradabad, Bareli and Sitapur.
Although, the eight-lane road from Nizamuddin to UP border ensures a smooth ride for commuters, the journey transforms into a nightmare after entering UP. The highway route is reduced to four lane and two lane roads. Even though projects have been initiated to convert such roads into a four lane road, the heavy traffic congestion indicates the requirement for either a six or eight lane road.
Due to traffic congestion on UP border-Dasna, the exercise to develop it as a six lane route was started three years back.
The construction contract for Dasna-Lucknow (NH 24) route was issued in March this year but the Union Ministry for Road Transportation and National Highways changed the scheme due to which the project could not see the light of the day.
Now it has been is decided to cancel the aforesaid scheme and a new proposal for construction of Delhi-Meerut expressway has come up which will ease the traffic congestion.
According to Director General for Road Development RP Indoria the scheme for widening of UP border-Dasna was myopic and it only focused on widening of national highways, whereas the construction of service lane on both the sides was ignored.
He said, “The Delhi-Meerut Expressway will have eight lanes and three lane service roads will be built on both the sides,” and added “It will be built in such a manner that various crossings will be eliminated and the expressway will be elevated at such points.”
After deciding the alignment of the expressway, study on its feasibility is being done. It will be tabled before Public - Private Partnership Approval Committee for approval.

NEW DELHI: After a year-long delay, the Delhi-Meerut expressway project will kick off by this month-end.
The drive from Delhi to Meerut will take just 45 minutes once the Delhi-Meerut Expressway is ready. The tender for the project will be up for bidding in next few weeks and the 64-km long expressway is likely to be completed by 2015.

In what will be a major relief to 1.31 lakh passenger cars plying between Delhi and Ghaziabad border, the first 8km of the expressway from Nizamuddin Bridge to Ghaziabad border will have 16 lanes.

As per the final plan, the expressway will cover 28km of NH-24 between Ghaziabad border and Dasna and this stretch will be widened to 14 lanes from present six lanes. After this, a 36-km stretch between Dasna and Meerut will be constructed as a four-lane highway. At present, it takes over two-and-a-half hours to commute between Delhi and Meerut due to the congestion on NH-58 which passes through Ghaziabad, Muradnagar and Modi Nagar.

The project was scheduled to be awarded in the last financial year. The central government had conceptualized the corridor five years ago to provide nonstop connectivity between the two cities as a part of the National Highway Development Programme (NHDP)-VI. Though earlier, there was a proposal to widen the existing NH-58 to eight lanes, later the National Highways Authority of India replaced it with the plan to construct the expressway, partially on a new alignment.

The NHAI has already finalized the alignment. Sources said the land acquisition process for this project is under way. Highways ministry officials said the tender would be floated soon and the project would be awarded by November this year.

"This project will transform the way lakhs of people commute between Delhi and Meerut. We are awarding the expressway as a part of a package that includes construction of a six-lane road between Delhi border and Meerut bypass, besides a connecting road and a children's park. The composite project will improve the connectivity to the expressway," said minister of state for road transport and highways, Jitin Prasad.

All four packages of the project would cost close to Rs 4,500 crore. The expressway would be an access controlled highway and all traffic signals and crossings would be done away with. Besides this, all slow-moving traffic including two-wheelers and three-wheelers would not be allowed to ply on the expressway. The speed limit on the expressway will be 90kmph.

On Request of few members on email... Please find below the latest price-on-paper for Mahagunpuram phase 2.  For new member, please keep in mind, before purchase:

- Must visit the phase-1 flats for detailed layout of the flat. Must visit both furnished and unfurnished flat for details.

- Mahagunpuram phase 2 might seems cheaper, but note that there is a railway line in the back towers, which is one of the reasons for being it cheaper. Try to break a deal in front towers.

- Must negotiate with brokers on the price. The price-on-paper is never a final price. There is chances of discount, so bargain hard.
