[Mahagunpuram] Stamp Duty & Registration Charges

Dear friends
I discussed with an advocate in Ghaziabad, who deals in registry,
about registry charges /stamp duty. There are two/three circle rates
in Ghaziabad. Rs 20,000/24,000/40,000-/sq mtr ……. But rate applicable
to Mahagunpuram is Rs 20,000/sq mtr. Moreover in multistory building
it varies from floor to floor. As for gd floor 20% discount, 1st & 2nd
floor 30% discount and above that 50% discount in circle rate.
Construction cost is Rs 9,500/- sq mtr for covered area/ built up
area.
As per above details the cost of a flats of 1300 sq ft at 5th floor
will be calculated as under
1300sq ft = 121 sq mtr (appx) super area
1070 sq ft = 100 sq mtr (appx) built up area
Cost of flats (1300 sq ft)
121* 10000 = 1210,000/-
100 * 9500 = 950,000/-
Car parking = 150,000/- covered
Total cost = 2310,000/-
Stamp duty is 6% for female, 7% for male and 6.5% for joint.
Stamp duty 2310,000 * 0.07 = Rs 161,700/-
Registry charges = Rs 10,200/-
IMPORTANT
1. Nothing else should be included in this cost when we calculate
based on circle rate. However EDC may/may not be included when cost
calculated on cost paid to builder.
2. Stamp duty will be paid in registry office by purchase of stamp
paper from treasury of equal amount. It should not be paid to the
builder.
3. Registry will take place in registry office.
4. GDA has nothing to do with this registry or stamp duty business.
There may be little bit difference in calculation if circle rates
vary. I request you all friends someone should also verify from
registry office or any property dealer/advocate who deals in it to be
doubly sure before raising the point with builder.
