Actually Builder is assumed that people getting installed AC in each room which consumption comes around 1kva per AC for each room and rest can be used for other electrical equipments....

Yes, Even government norms for load calculation is 5 KVA for house built on 2000 sqft area.

Builder should clarify on the load calculation criteria. if i take all the rooms are having AC but at no point all the equipments would be operational. Like in night, AC in bedrooms would be running but then other equipments like Washing Machine etc and AC in drawing would be still....

could not understand completely.

In 2 bhk max 2 ac will be working any time even then 4kva will be more then sufficient. Normally 3kva is only reuired

Actually Builder is assumed that people getting installed AC in each room which consumption comes around 1kva per AC for each room and rest can be used for other electrical equipments....

Load calculations are not negotiable. This is what is informed to me. As i also feel that 9 KW load is too much. It varies based on your parking charges floor etc etc. You may consider approximately 3.15 lacs for 1300 sq ft. and 2.7 lacs for 900 sq ft.(including builder charges) no i have not seen any certificate. There will be no separate registry for car parking it will be only usage rights for car parking.

Thanks for such detailed observation.

I am owning a 1300 sq ft flat and appreciate if you could also please highlight/clarify on below points.
- Final Maintenance (per month) amount INR 1610. (1.2 x 1300 + 50 as 1 KVA fixed power backup charge)
- Can you switch off the power backup manually in case some one do not want to use it.
- Lifts were said to be 12 people and 20 people capacity. Any update as why it has been reduced to 8 Pax.
