HI All,

Congratulation to all members of Mahagun Puram.

Can someone has know, form which date the maintenance charges will be charge of our flat. I think all owners of flat has already paid 2 years Advance Maintenance charges (Rs.29124 for 900 SQ FT flat).

Adv. For Common Electricity and Water charges etc of Rs. 20000. This charges is not coming under Advance Maintenance charges.

I believe suggested rent rates are high and it will be difficult to get tenants especially considering availability of basic amenities, ongoing construction, occupancy level etc.

Presently rent rate can be Rs 8.00 psf and 9 psf can be expected after 3-4 months

can any one confirm that service tax on perking is payably the payment given by service tax verdict comes in effect in july 2012.

as the builder taken the parking charges in 4 equal instalment before 2012 or may be some amount after the tax comes into effect.

can we ask the govt regulation document for parking service tax??????

As per Supreme Court ruling in 2010, "parking area can NOT be sold". so there is not question of asking service tax for the same.

Very Well said and taking account of other societies. i consisder Mahagun better due to following

1.No Pending case in Court for garbage dump.
2.Ample space for everything and no hosh push where societies are adjacent to each other.
3.High Way Facing,specially Bhagrithi Tower.
4.Good Reputation of builder in real estate market.

I also agree we should not rent out on  lower rent because if we do so now rent will be fixed for 11 months as brokers urging that there is no facilities like shops and all. These will be there in 2-3 months time and rent should be higher. So we should not get convinced by broker to rent out on lower rent .
