[Mahagunpuram] Mahagun Puram : Maintenace Charge

HI All,

Congratulation to all members of Mahagun Puram.

Can someone has know, form which date the maintenance charges will be charge of our flat. I think all owners of flat has already paid 2 years Advance Maintenance charges (Rs.29124 for 900 SQ FT flat).

Adv. For Common Electricity and Water charges etc of Rs. 20000. This charges is not coming under Advance Maintenance charges.

Can you assist me in getting the below info:

1. Any one who have done the registry through lawyer on his own. Please send me the contact no. and share you experinces. I heard that some body put the Name of Mr. Katyal and had a very smooth process.

2. please update the charges (Inclusive all) of lawyer in case of doing the registry on our own.

3. please let me know if mahagun co-operates if we do the registry on our own, sending the representative in time e.t.c

4. Mahagun had asked me to get 9 stamp paper of Rs 100/- each and submit them to mahagun, then they will make my papers and give me the date of posession. Is it correct?

I believe suggested rent rates are high and it will be difficult to get tenants especially considering availability of basic amenities, ongoing construction, occupancy level etc.

Presently rent rate can be Rs 8.00 psf and 9 psf can be expected after 3-4 months

However going by your suggestion, the rental value for 1300 sq ft works out to Rs 12000 and not 10000 as mentioned by you. Let us be fair to all.

can any one confirm that service tax on perking is payably the payment given by service tax verdict comes in effect in july 2012.

as the builder taken the parking charges in 4 equal instalment before 2012 or may be some amount after the tax comes into effect.

can we ask the govt regulation document for parking service tax??????

As per Supreme Court ruling in 2010, "parking area can NOT be sold". so there is not question of asking service tax for the same.

I have heard that some objection has been put up by recent Yadav govt in the Phase 2, project due to which the construction has slowed and booking has been closed for phase 2? is it some thing related to current auditing being going ion the company or is it separate issue? how much will it effect the final possession duration of Phase 2?

1.No Pending case in Court for garbage dump.
2.Ample space for everything and no hosh push where societies are adjacent to each other.
3.High Way Facing,specially Bhagrithi Tower.
4.Good Reputation of builder in real estate market.

I also agree we should not rent out on lower rent because if we do so now rent will be fixed for 11 months as brokers urging that there is no facilities like shops and all. These will be there in 2-3 months time and rent should be higher. So we should not get convinced by broker to rent out on lower rent .
