About Mahagunpuram flat layout: Badly designed

Friends,

This weekend, I had a chance to visit mahagunpuram site ater long time. I visited one of the flats in Rddhi (1300 SQ FT) and another in Vinayak (900 SQ FT). I had below observation, which I did not like... Please let me know, if you had similar observation/opinion.

1. None of the flat's rooms are exactly rectangle/Square in shape. At least one side of the walls is projected. When I checked with my agent, he told that it is a design. But then I observed in all the rooms incuding hall !

2. The lavatory (latrine) sheet is being fitted exactly in the mid of the bathroom . The bath shower will be at the far corner. This means, after you have taken a bath (pure), you have to pass along the lavatory sheet (impure) to exit. Not a very comfortable situation, specially for religious people!

3. The beam of the architecture is eating into the Cabinet/Almiraah space. This looks eagly due to unwanted projection of the beam, and also almiraah space is crunched (You can not make even a 6/3 standard almiraah through wood work.)

4. The vitrified tiles in the rooms are of cheaper quality (Small in size). I was expecting them to at least fit  larger size tiles in the Drawing Room (Hall), which looks decent.

5. The kitchen drainage pipe of the overhead flat is passing through kitchen. If you just peep at the kitchen ceiling, you can see that. Ideally drainage pipes are fitted along the outer walls. My agent told me, that this would be covered by false ceiling. But it seems a poor design.

6. The similar observation with the drainage pipe in Bathrooms. think of a situation, if you overhead flat's bathroom has developed a leakage. In order to repair that, plumber will break your cieling ?



I had reached at the site at the end of the day, so could observe this only in dim light, but really not happy with this all.

Just a question? Do Mahagun's other projects have the same design?

These observations are correct. All the beams/pillars are projected in all the rooms including kitchen which are not looking good and eating space. window of the Attached bathroom is very small that to with fix fitted glass. At present there is no place for ex fan or ventilation.They are fitting all the sewage pipes on the top of bathroom/kitchen covered by false ceiling. it will create lot of problem in case of leakage. I do not have any idea about other projects of Mahagun.

yes, i observed the false ceiling in the flat and definitely will have problem. Can we all do something because individually cannot win with builder to change the layout(will say its part of design). brochure also does not contain related to this.

Frankly speaking, i have no idea what to do?

Let meet at the earliest probably this Sunday 2ndJan2011 at Mahagunpuram. I think this is a serious issue and need to be dealt/discussed at the earliest before its too late. Lets spare sometime and meet. Can any of us take the initiative in coordinating the meet. As we have already shared the contact details. Lets decide the time and confirm the same.

hi guys,
I was on site yesterday(9jan11) along with Mr. Vinay, Mr. Akhilesh and Mr. Shyamal(new member) and had discussion with Mahagun person (site office) about the issues.
Here is the summary:
About point no 5: Drainage pipe will not be there in the kitchen as mahagun changed the plan and now the kitchen drainage pipe will not go through your flat. Good News!!!
About Point no 6: after observation, I personal didn’t find any issue with this. In case of any leakage of your overhead’s flat , you can easily fix this by removing false ceiling, however in normally ceiling you have to break overhead’s flat’s bathroom to repair pipes.
However there is no plan for other issues and will stay as per design.

At the end, he gave a number of a person(I forgot the name) to whom we can have communication regarding the issues during week days. Mr Akhilesh is having that number along with you. I would like Mr. Akhilesh to publish that number on the blog.

construction is on its swing..
almost all towers are standing..
plaster electric and water fitting is just started in some of the towers..
