MAHAGUNPURAM ---EXTRA CHARGES WE NEED TO PAY ON POSSESSION

Hi Guys,

We have to pay below mentioned charges on possession on flat which are mentioned below,

1. Maintance charges 1Rs per sq feeet = appxx 30000
2. Sinking Fund                                  = 10000
3. Water charges and elcetricity charges=20000
4 Metre charges                                    = 12500
5.Legal Charges                                   10200
6 Stamp charges / Regiestry chages    =  1.3 Lacs (depends upon cost of flat)

Can u plz clarify what are Sinking fund and legal charges.

Mahagun is charging extra which are of no use.Sinking charges are they telling us are warrenty of transformaer and lift for 2 years... however all the devices are in wareenty of two years Y are they charging... 20000, they telling us charging for water maintance and electriciy maintaince. i dont know wat kind of maintance is requred here...

during my last visit i have enquired about sinking charges with mahagun officials. and they told me that is for maintanace of heavy equipment. i don't think its required when we are paying maintanace per square feet for two year. water and electricity charges are already in 95/- per square feet than why should we pay more.

Guys, Why we are just writing here? We all should go to builder n ask because there are some other charges too. The 20K (for elec n water charges)is totally farzi and I told same to one of mahagun officer on his face n he is some what agree because his answer was, sir sab builder lete hain......
There are some other issue also and we should take step at right time. last Saturday I went to builder with two other members (only three members were available for mahagunpuram members meeting) and discussed some issues. We can get ride of some issue but this would be possible if we all go to the builder together.
We will get our sinking fund back after two years as it is written in the agreement but 20k will go to builder only.
Please plan a meeting n try to make it a success.

Do not mess with these finest goondas (Builders). Let them complete this project. At the time of possession, all flat owners formed an association before RWA and fight for all non-sense charges. Take them to their motherland (court).

Do you have your agreemnt with you? read carefully as agreement will let you know every thing.

We should take the right step at right time. We should not discuss these issues at the time possession because at that time loss is our's only. we will not get the possession if we will not pay the charges and we will have to pay rent and EMI both. Moreover, builder will charge us 5 rs/sqft as it is written in the agreement so we should take a step now.
Court may take time and we are the only one at loss.
Guys please get together and discuss all the issues and try our best to get rid of all such issues.

Ankur,

You may be right in your thought but not in vision. Kich Kich with builder will only lead a poor quality finishing. Obviously he will try to adjust money by compromising quality.

I think this anonymous guy is somebody close to the builder. Thats why he is defending the builder on every comment that Ankur is trying to make.

I agree with ankur and extend my support to him.

I was not able to join the meeting this time.

thats correct Amonymos is differnt broker of mahagun.. thats he is faouring builder he is hiding his name we never turn up his face in meeting. he is try to demotivate us 100% is from builder lets not make him succeed

Just commenting and supporting each other will not work.

Just show my comments to a legal expert, he will tell you who am I.

in down payment plan, you people have paid in full. how builder can ask for further payment.

you must know even after paying, you can recover by legal means. i am just taking lead from CNBC Property Guru.

hi Ankur,

i think you have some special agreement as in my agreement i have 95 rs per sqft is charged is mentioned.
if you are talking to these charges then you should ask when you purchased the house.

i think this platform is not to confuse the reader.

i want to clear i am not close to builder i also purchased the flat in mahagunpuram, but i see many fake comment in this site because after reading the comment here when i contact builder they deny everything.

We have a meeting on 24 sep and let discuss this at the same time and all the changes have been written in my agreement. I purchased the flat in june 2009. We have discussed about the same charges on last saturday with one of the mahagun officer and I was not the only one in the discussion.
My intension was not to confuse any one and if I did it then I am sorry.

We want to discuss these issue now because we want to avoid any dispute (kich kich) at the time of possession. My vision is to be happy when we will get the house. Sir, I believe your identity does not make any diffidence to anybody. As far as quality is concern, we may deny to take the possession. This discussion is just to avoid the unnecessary charges and to discuss the issues related to mahagunpuram and not to get the builder to court. Even at the time of possession, you may suggest that maintenance for next two years is with builder and he will compensate the same amount at that time too.
I believe nobody is willing to pay any extra charges and do not want any dispute.
What you all say guys? Please share your thoughts.

I m also not willing to pay extra charges.

unless i got demand letter/notice to pay extras, i will not go by the perceptions of others.

In my view, the right time to talk when you been asked to pay extras.

Whenever we get demand letter for extras, we will fight for our cause.
