Re: [Mahagunpuram] Agenda of the discussion *

Hello Mr Arvind,

I indeed appreciate you for the lucid manner in which you have brought out the proceedings of the meeting. However, certain grey areas still exist including:

1.       It seems, Ms Nidhi did not care to provide any supporting documents whatsoever, in respect of the manner of arriving at the Stamp duty charges. Simply saying that these charges are in order is not enough. She should have fully  facilitated us.

2.       As I understand, Mahagun  has no issue, if we take assistance of an advocate for registration of our flats. We should  therefore seriously explore this possibility, as it appears that it would amount to substantial savings. I have spoken to one advocate, Mr R.K.Gaur( Mob. 9311506463) and as per him, flat  with a super built up area  of  1300 sqft, would attract hassle free, all inclusive charges of Rs 179000 which also include his fees and under the table payment, as against Rs 200200 being asked by Mahagun plus legal charges of Rs 13043.

3.       Onetime  payment  of Rs 20000/- being demanded separately for maintenance of common area, in addition to monthly maintenance, on the face of it is wholly unjustified. She should have pointed out the relevant provision in the Agreement, which provides for it. We need to examine the Agreement carefully.

4.       I do agree that both the parties that is, we and Mahagun have to mutually co-operate n work together to ensure that thing go timely n smoothly without any bitterness n hassles. Unfortunately, even after the meeting, doubts continue to persist.

5.       However, it is a matter of satisfaction that some of us have come together and hopefully this number will steadily grow.
