Hello All,
I checked the calculation of the registry amount proposed by Mahagun and i found that discount of 50% on circle rate is already incorporated in the calculations given by Mahagun.
My flat is on 10th Floor
Circle rate @ Mehraulli Ghaziabad is 24000
Applicable circle rate for floor above 5th is 12000 (i.e 50% discount)
Construction cost 9500
Total discounted rate applicable per sq mt. is 21500 (12000+9500)
Total area 120.774 sq mtr (1300 Sq Ft)
Cost of flat is 120.774 X 21500 = 2596641
This figure of 2596641 is exactly matching with the figure given by Mahagun in proposed charges.
In my view now there are only two points of indifference:
1.) Stamp duty to be paid on legal charge considered by Mahagun 7% of 12000 = 840 Rs.
2.) Legal charges indicated by Mahagun is 12000 plus service tax i.e 13483
So if we hire an advocate we may save 6000-8000 max on legal charges.
I want someone to explain where is the scope of substantial savings. I am unable to understand the scope of substantial savings of 20-50 K quoted by  pvariouseople on the forum. As per my personal opinion the savings are maximum 8000. I dont have any doubt about the circle rate as this will be decided as per GDA / registrar norms. I dont think if the circle rate is 20 or 22 k then registry can be done considering 24 K(chances of any manipulation is very less as money is directly going to government so why one will escalate the rate to higher tier without any benefit).
You all may check the letter once again to cross check the above calculations.
