[Mahagunpuram] BE AN ACTIVE MEMBER OF MAHAGUNPURAM RAW




Hello Fellow Flat Owners

Congratulations and Cheers to All.

 BE AN ACTIVE MEMBER OF MAHAGUNPURAM RAW, 

 

Some of us have already  moved in, many are in the process and likely to move  in coming months, whereas many are still waiting for registration process to be completed, so that they can move in to their prized flats at the earliest.

Two things which I have distinctly noticed are that a majority of us are working class and end users and that augurs well

Whenever we move to our own flat in a newly built   society, we have to invariably encounter many teething problems in respect of our flats in particular and society in general. Most of us do have anxieties and apprehensions about how things will turn out and how soon we will be in a position to get over the various problems and develop feelings of comfort. Individual efforts in such environments are usually more time consuming and less productive. Whereas, if we  have  a collective forum like RWA, it makes it relatively lot easier to  effectively highlight our problems to the Builder / Maintenance officials and seek satisfactory and expeditious resolution in a mutually agreed time frame. Moreover it facilitates in creating more conducive and friendly environment and promotes collective well being,  helps  members to know each other much faster and  create bonding.

 

Our RWA is already in place and   its strength is steadily growing. It was with this very spirit that some of our young fellow flat owners, who have already moved in, took the initiative of   holding weekly meetings of  members to identify and consolidate the issues and concerns and  finds  prompt, constructive and effective means to seek their  amicable satisfactory resolution. Unfortunate, results have not been commensurate with the efforts due to several constraints.

 

I would like to share some of my n my family  feelings and thoughts with you, of our stay thus far.

 

If we look at  Mahagunpuram from NH-24,  it gives a  very elegant look and   main entry is fairly impressive. The village road passing in front of the entry and exit gates is  a  show spoiler and prone to accidents.

 

I could  attend only  two  meeting held on 3rd and 10th March as I have moved in very recently. It gives me great pleasure to say that I was indeed delighted to see the amazing enthusiasm especially amongst the  young fellow  flat owners. I would like to applaud all those, who have taken the initiative and provided the lead in organizing the weekly meetings. Needless to say, an interactive platform like this is a must to facilitate free discussions and exchange  of views on  issues of  collective concern and find ways to promptly resolve them by effectively putting them across  to the  Senior officials of Mahagun and through persistent follow up.

 

It appears that our efforts thus far have not yielded the desired results. Honestly speaking, I was bi disappointed too, as our approach lacked adequate cohesiveness and effectiveness.

 

 We all had valid reasons to be upset with the vague excuse extended by Mahagun official, for not attending the weekly meeting. He did not seem to adequately appreciate our serious concerns and urgency to address them  promptly. This kind of  attitude and  approach  is detrimental to  creating conducive and collective  problem resolving environment.

 

 I feel there is a pressing need to review our approach thus far and make it more cohesive, productive and effective. We have to ensure that, a senior official of Mahagun stationed in the campus, invariably participates in weekly meetings and matters within his competence are decided and  necessary directions are issued to the concerned functionaries for prompt action. We should escalate the matter to the next higher level till it is satisfactorily resolved.

 

 

 

It is imperative that we consolidate all our concerns and problems, list them in the order of urgency and insist their resolution within mutually agreed  time frame.

 

Deployment of inadequately skilled, poorly paid security staff with inadequate facilities and long working hours, has lead to  serious security concerns amongst residents. Non deployment of any gunman, given the remote and isolated  location of our campus, has further compounded  residents worries. So called security is ill equipped to meet any external threat. We since long have been getting a  stock reply  that security agency is being changed wef 15th March. In the first place, why security contract was awarded without due verification of  past performance credentials?? Having awarded the contract, why several penal provisions contained in any standard security contract, are not being invoked??? There are ample provisions available in the contract to remedy the situation.  Who will shoulder the responsibility, if  unfortunately something serious happens???

 

There is an imperative and urgent need  to install CCTV cameras with 360 degree view at all vintage points within and outside the campus, as it acts as strong deterrant

 

Provision of speed breakers at all critical points within the campus is a must to guard against accidents.

 

Mahagun is not sharing with us  any information  which is of vital concern to us.  For instance, shopping Arcade in the campus had an important  bearing  on our decision to buy a flat in Mahagun. Today, we are hard pressed to find any credible information about the actual status of shopping centre and when it will open. What we hear is that Mahagun has constructed more shops than sanctioned and  approval is not being granted by competent authority. We are unduly being made to suffer the hardships and inconvenience. We have a right to know the actual facts.

 

Non issue of Completion Certificate  is a matter of serious concern to all of us. If Mahagun has carried out construction as per approved and sanctioned plans and  in due compliance of the prevailing norms, it is difficult to comprehend, why  should  there be a problem in getting a Completion Certificate??  The adverse implications of not having Completion Certificate are too well known.  We urge upon Mahagun to share the factual position with the flat owners.

 

It is the responsibility of Mahagun  to create safe, secure, conducive, healthy and responsive environment in the campus. Residents concerns must be addressed with due promptness as a part of their responsibility as we are bearing the entire financial brunt of that. We have a right to demand that money paid by us towards monthly maintenance is spent in a best, judicious and transparent manner. In fact, we should have adequate say and involvement in that. On our part, we can assure Mahagun that we being stake holder of Mahagunpuram, would ever be willing to extend our fullest cooperation to make our campus the envy of others. Mahagun should remember that we are their ambassadors.

 

  Let us review the progress so for on our concerns and adopt a pragmatic approach for taking the issues forward in an atmosphere of harmony. It is quite likely that  senior Mahagun officials in the campus may not have adequate authority to act on some issues. In that case, we expect them to be forthright, so that we can approach the next higher authority, without loss of valuable time. We expect them to be bit more sensitive and responsive towards our genuine and pressing concerns. So far, my personal interaction and experience with Mahagun officials has been fairly cordial and decent.

 

The minutes of the second meeting held on 10th which had fairly comprehensive agenda, have already been posted on RWA site and I believe most of you would have received and read them thoroughly.

 

May I urge upon all the fellow flat owners to make it a point to participate in weekly meetings usually held on every Sunday at 1100 Hrs in Mahagunpuram's Club premises? Please schedule your all appointments on Sundays accordingly. In case, still due to certain unavoidable reasons, if you can't make it, please don't forget to mail your suggestions well in time.
