Minutes of the meeting held in Mahagunpuram Campus in the office of Mr Anil Jain, DGM at 1100 Hrs, on March 11, 2013 with members of RWA.
Many members of RWA and officials of Mahagun including Mr Mahesh Gaur, Mr Chauhan and Mr Upender were present in the meeting:
The meeting was held in a very cordial and friendly atmosphere and the following burning issues, which are of grave concern to all the residents of Mahagunpuram, were seriously deliberated with a view to seek their urgent satisfactory resolution. These issues have largely remained unresolved during the last four weeks.
1. Security Concerns:
(A) Change of Security Agency:
RWA members pointed out that the security services being provided by the existing security agency, have been found to be highly unsatisfactory on all fronts and residents feel insecure. Non deployment of Gunman, vulnerability of Mahagunpuram due to its remote and isolated location and being on NH-24,has further compounded to the feeling of insecurity among the residents.
Mr Anil Jain informed the members that a new security agency will take over wef 15/03/2013 and adequate Gunman will also be posted, so hopefully , many of the security concerns of the residents should get addressed soon.
(B) Provision of Intercom in all Flats:
Members expressed their discontent about undue delay in installation of Intercom in their Flats and refused to accept the excuses being advanced by Mahagun for the delay. Intercom is the only prompt mean of getting across to security, in case of intrusion / emergency, especially during odd hours. Mr Jain promised that the Intercom would be installed by 31/03/13.
(C) Installation of CCTV Cameras:
Members asked for Installation of night vision enabled with 360 degree view, CCTV Cameras at all vintage points within and outside Mahagunpuram including all towers, due to reasons discussed hereinabove. It is a matter of common knowledge that police has solved many cases of heinous crimes and apprehended the criminals with the help of CCTV Footage. Mr Jain assured that he would revert to us soon, after discussing the matter with higher authorities.
(D) Police Verification of Vendors:
Members expressed concerns about issue of entry permits to vendors including milkman, newspaper wala, car cleaner, dhobi, maids, suppliers, contractors etc without due and valid police verification. Mr Jain assured the members that he is being very careful and duly satisfies himself before issuing entry ID Card to anyone. We urged upon Mr Jain to make the process more stringent and full proof, in the absence of police verification. He assured us.
(E) Providing Barbed Wire Fencing on Boundary Wall:
Members highlighted the need to provide Barbed Wire Fencing on Boundary Wall, to improve the security as it will deter the trespassers and intruders. Mr Jain said that he would revert to us on this issue, after discussing it with higher authorities.
(F) RWA would like to know the past clients, performance track record and credentials of the New Security Agency, which is replacing the existing security agency wef 15/03/2013. RWA would like to satisfy itself that the past is not repeated and we are in absolute safe hands, in view of our past experience. RWA nominates Mr B.R.Kakar and Mr Vishal Khera as key persons amongst others, who will be fully associated and kept timely informed in respect of all security matters concerning Mahagunpuram. Mr Jain has agreed to arrange meeting with the Director of new security agency. This is in the best interest of all concerned.
2. Exhibiting Operational fitness certificate and Emergency guidelines for Lift:
It is mandatory to obtain due satisfactory operational certificate for Lift, before it is put into operation and a copy the certificate has to be duly exhibited in the Lift along with emergency guide lines to be followed in case someone is struck in it. Lift has to be periodically inspected also. Security staff should be adequately trained to render effective assistance in case of emergency. Mr Jain assured that the needful would be done soon.
3. Parking Issues:
Members pointed out that the road leading to incoming entry gate is invariably clustered with visitors, suppliers , contractors vehicles amongst others and it causes problems to the residents and there is a urgent need to remedy this worsening situation. After the opening of shopping arcade, problem would worsen further. One of the unanimous suggestions was to place barricades at the Main Entry Gate. Other options also need to be explored including use of vacant space adjacent to the Marketing office, for parking. Mr Jain assured to do the needful soon.
4.Two Wheeler Parking:
Members asked for allowing Two Wheelers Parking without any charges as it is part of basic amenities and in many societies, it is permitted free of charge or the car parking is spacious enough to accommodate two wheeler, whereas it is not so in Mahagunpuram. Mr Jain stated that management is unlikely to accede to member's request.
5. Removal of Parking permitted in front of Ground floor Flats Balconies:
Permitting parking outside the Balconies of Ground Floor flat owners seriously encroaches upon their privacy and it is against established norms. Paring of vehicles also causes noise and disturbance. Members urged upon Mr Jain to look in this genuine grievance and do something to remedy the situation. He said, he would revert to us.
6. Provision of Speed Breakers at all corners:
Members expressed their apprehensions that in the absence of speed breakers within the campus and close to inside and outside the entry gates, accidents might happen, hence the need to provide speed breakers around corners and entry gates. Mr Jain suggested that we can collectively identify the spots and thereafter the needful would be done, to which everyone agreed.
7. Status of Shopping Arcades and its likely date of opening:
Members wanted to know what is happening to shopping arcade and when it is likely to open as in its absence, we all are facing too much inconvenience? Mr Jain promised to get back with the factual status.
8. Accounts and Audit:
Members had piles of complaints about inferior quality of accessories provided in the flats especially Door Locks and electric fittings. Mr jain offered to replace defective accessories, but members wanted these accessories be replaced with standard accessories. Members asked for joint audit and review, to ensure appropriate quality standards as one would expect from a builder of Mahagun stature. Mr Jain was requested to speak to higher authorities in this regard.
9. Play and Recreation facilities for Kids/children in the Park:
Members requested Mr Jain to provide Basic play and recreation facilities for kids/children in the Park like swings, rides and slopes. Mr Jain responded very positively.
10. Entrance to NH-24
Members urged upon Mr Jain to take up with National Highway Authorities for providing appropriate safe and close access to NH-24, for the residents of Mahagunpuram. This is highly desirable as the existing short cuts to join NH-24 are dangerous.
11. IGL Gas connection line to the society ASAP:
Members were keen to know, when can they look forward to piped gas supply in their campus? Mahagun should make all efforts to expedite it.
Members thanked Mr Jain and his colleagues, for patiently listening and appreciating our genuine problems and for giving us assurance to do the needful at the earliest and also revert to us on issues, which he needs to discuss with higher authorities.
We look forward to the joy of living in safe and hassle free environments. We earnestly look forward to Mr Jain and his team for that.
