In fact if you are living in the society you have not said like that.

We all just want more families to come and live in our society peacefully rather than filling our society with students with Crystal Clean Records.

This is "Mahagun Puram" it is not "Mahagun Puram Hostel"

It seems students are the only solution left for renting out flats.

Why can't we get in touch with good brokers and post ads on websites to rent out property to good families and stop wasting our precious time on this issue.

We all residing owners want to tell the same thing in one or another way that we all are very much uncomfortable due to this issue and why you are not taking this into account.

That's why we all owners voted 100% removal on 15th Aug 2013 and taking this into account respected AOA already putted banners on main gate and working upon it.

Who will ensure that they don't have any criminal record.. We all know how police verification is being done in UP...

Why not Owner take responsibility for person living in their flats...
Why should they not also be called at midnight when students in their flats don't let neighbors sleep...

not feel like family atmosphere in the society , looks like boys hostel in evening , also major losses in terms of lift & other society property is happening because of them only .

yes at a same time we should be decent enough in behaving with others .

We should be not emotional here, yes we were students and we rented out too but made sure that our actions are not pain for others.

As a student i know you must have not written bad words in lift, or broked switches of lift, and were neber a menace for your neighbourers. Come and see Siddhi Lift, i feel and regret my decision.

Though you are right we cant judge by looking at few students and ban others, but majority of them are mischevious.

I would suggest if we get single complaint from any house occupied by student they should be immediately moved out of society.

STUDENT TENANTS.

1. EITHER ALL STUDENT TENANTS SHOULD BE IMMEDIATELY REMOVED/BANNED (WITH ELEVEN MONTHS/TWO YEARS/THREE YEARS/FOUR YEARS RENT AGREEMENTS) [EVEN THOUGH NOBODY CAN DO SO JUDICIALLY/LEGALLY : IF AM NOT CORRECT JUDICIALLY/LEGALLY, I MAY BE CORRECTED], OTHERWISE, EVERYBODY SHOULD BE PERMITTED TO GIVE THEIR FLATS ON RENT TO STUDENT TENANTS WITH CLEAN IMAGE AND HAVING NO CRIMINAL RECORDS AGAINST THEM.

2. Since March 2013, the student tenants matter is pending in our Society with no concrete action by anybody on student tenants. Only views are being forwarded by residents and no final action has been taken till date since March 2013.

3. As a matter of courtesy towards our Society (Mahagunpuram, NH-24, Ghaziabad) and following the advice of our RWA/MP-AOA, I had not given my 1300 Sq. Ft. (Three Bedrooms plus Store) Flat (1106, Riddhi Block, Mahagunpuram, NH-24, Ghaziabad) on rent to students EVEN THOUGH I WAS GETTING A RENT OF RS.10,000/- PLUS MAINTENANCE CHARGES OF RS.1,777/- FOR RENTING OUT MY FLAT TO STUDENTS IN MAY, 2013.

4. I am paying towards electricity charges for my Flat even though my Flat is vacant and I am only using electricity on an average of less than one hour in a month. I am also paying more than Rs.10,000/- per month towards repayment of loan taken for my Flat.

5. I am paying heavy price for following the advice of our RWA/MP-AOA that we should not give our Flats to student tenants. Similarly, other owners who are following the advice of our RWA/MP-AOA that we should not give our Flats to student tenants are also paying heavy price for that.

6. The residents/owners who have not followed the advice of RWA/MP-AOA are at great advantageous position and are being benefitted hugely by giving their Flats on rent to student tenants. Some might have given their Flats on rent to student tenants for more than eleven months rent agreements (i.e., two/three/four years rent agreements).

7. I am at a loss of more than Rs.1,60,000/- for not renting my Flat to students and waiting for a good family for renting out of my Flat since May, 2013. Nobody has compensated me in any manner for not giving my Flat to student tenants for the welfare of our Society. I cannot bear more financial loss in future as financial loss to me is getting huge and huge by each passing month. Similar losses would have also been occurred to other genuine owners who have not given their Flats to student tenants and are still waiting for a good family for their Flats to be rented out by following the advice of our RWA/MP-AOA.

8. It is also understood that renewal of rent agreements of eleven months are being done by residents/owners with old student tenants and nobody has objected for the renewal of old eleven months rent agreements being renewed with the student tenants who have completed more than eleven months stay as tenants in our Society (many owners might have also rented their Flats to student tenants for two/three/four years rent agreements). When old rent agreements are being renewed for another eleven months by residents/owners (many owners might have also rented their Flats to student tenants for two/three/four years rent agreements) of our Society, then why objection to owners like me who will be forced to give their Flats on rent to students in future. Either all the student tenants should be removed/banned with eleven months/two years/three years/four years rent agreements, otherwise, everybody should be permitted to give their Flats on rent to student tenants, who have clean image with no criminal records, which will be natural justice for all.

9. Moreover, everybody will agree that all students residing as tenants in our Society at Mahagunpuram, NH-24, Ghaziabad are not bad tenants. Some students might be bad/wrong and doing mischief. We should remove/ban them from our Society immediately.

10. I am not Advocate/Lawyer, but, there are many eminent Lawyers/Advocates in our Society/RWA/MP-AOA, Mahagunpuram, NH-24 who might be well knowing that there is no law which can stop owners to rent out their Flats to student tenants who have clean image with no criminal records against them. If I am wrong judicially/legally, I may be corrected.

11. However, we ourselves, can remove those student tenants who are bad and doing mischief there in our Society so that genuine owners could not be harassed further and causing them huge losses monetarily. It is also understood that almost all of our residents/owners have purchased their Flats at Mahagunpuram, NH-24, Ghaziabad by taking loans from Banks/Financial Institutions/Private Banks, etc and they are forced to pay the loans with interests for their vacant Flats.

12. On 26 January 2014, I also attended the first General Body Meeting of MP-AOA [Mahagunpuram Apartment Owners Association (Regd)] NH-24, Ghaziabad, Uttar Pradesh. Student tenants issue was also discussed in detail there on 26 January 2014. Many residents objected to removing/banning the students as tenants. Some of them have expressed their opinions in favour of student tenants stating that in our families also we and our brothers/sisters/relatives were/are students at some point of time in life and were/are tenants in different Societies of India. Moreover, children residing in our Society presently can in future have to be student tenants/bachelors for studies/jobs later on. If RWAs/AOAs of those Societies ban/remove children of our Society from taking Flats on rents, what will we all feel then at that point of time. One thing we have to assure that our children should behave properly there. Similarly, student tenants should behave properly to live in our Society. My elder son also was in Mumbai for two years (2012–2014) living with his friends in a Society Flat in Mumbai and nobody there had objected in their Society for that. It means that there is no law for banning/removing of students/bachelors as tenants anywhere. If I am wrong judicially/legally, I may be corrected.

13. One of our respected resident of Mahagunpuram, NH-24, Ghaziabad has commented his view as under :-

"To kick these students out of the Society".

14. Language used by one of our respected resident of Mahagunpuram, as given above in Para 13, is highly objectionable. If we use such language against anyone, then they should be using such language against us also. You all are respected residents of Mahagunpuram, NH-24 and you all are requested to desist from using such wrong language (like, kicking anybody out of the Society) in future. We and our brothers/sisters/relatives were/are students at some point of time in life and were/are tenants in different Societies of India. Moreover, children residing in our Society presently can in future have to be student tenants/bachelors for studies/jobs later on. If residents of those Societies use such language (to kick these students out of the Society) against children of our Society, what will we all feel then at that point of time. One thing we have to assure that our children should behave properly there. Similarly, student tenants should behave properly to live in our Society.

15. Also, if anybody losses even a small amount of money, he gets infuriated. I am at a loss of thousands of rupees in a month for following the advice of our RWA/MP-AOA for not giving my Flat on rent to student tenants. How could I be feeling about it, nobody can imagine this? If anybody loses such an amount monthly, then he can think of people like me who are losing hugely by following the advice of our RWA/MP-AOA for not giving our Flats on rent to student tenants.

16. Rules should be the same for everyone. I follow the advice of our RWA/MP-AOA and not given my Flat to student tenants and I am at huge financial loss. Those who do not follow the advice of our RWA/MP-AOA are at advantageous position regarding student tenants and they are at huge financial gain.

17.
