Common cheating practices I would like to make aware the buyers about comman cheating practices of builders. 1 Builder charges PLC for preferred locations. But on the allotment letter they don't mention PLC . They increase the base price to accomodate PLC. Later they modify their layout, and buyers have no claim over it. Mahagun has done it in crossing republic. 2 Builder always reserve the write to increase the no. of flat. In later stage by bribing the authorities they have inrease in FAR limit. They construct more flats and make the building congested.

I checked about the land ownership of the Mahagunpuram project for Khasara number 839,840,841,853,854,855,1037,1038,1039 of Mehraulli, Ghazaiabad on UP govt site and glad to see that the  land ownership is with Mahagun Real estate P Ltd. and Mahagun technology P Ltd.

I had called to Mahagun office and they informed me that we can expect the next installment date corresponding to the "Completion of Ground floor roof" can be around 1-2nd week of March.

I have very good experience with him. He is very helping and do not leave you in cold after you have booked a flat. Even though, I do not stay in Delhi region, he helped me at every instance, I required one.

Loan for Mahagunpuram flat purchase : Bank's tie up.

Regarding loan, As far I know, the IDBI, UBI and HDFC has tie up for this project. Out of these HDFC is currently having some good offer where interest rate is 8.0%. Please check on their website.
UBI is providing 8.5% fixed for 3 years uder some special promotion. Please check their website also, may be the promotion offer is changed.

IDBI is around 9% , not worth. I had applied with UBI, Noida and those people were very helpful. Although, you need to trace out the process; but at least they do not create problem, as HDFC does. HDFC asks for a lot of documents and reason, as if we are loan begger at their mercy!!!
