Investment in NCR Projects : An Economy Times analysis

Investing in the fastdeveloping twin cities of Noida-Greater Noida may be the best thing to do as you will most certainly get assured returns. Local authorities, too, are pitching in their lot by bolstering the infrastructure here. Apart from this, both Ghaziabad and Noida-Greater Noida authorities are planning to link the two areas, which will further add value to all properties here. As and when the plan fructifies, Noida will be well connected to Greater Noida, Ghaziabad, Gurgaon and Faridabad.
To connect the twin cities to all NCR regions like Ghaziabad, Gurgaon and Faridabad, Noida authority has made a proposal
for a chain of Metro, rail and road links. According to Mohinder Singh, chairman of Greater Noida authority, "We have already had several discussions with Delhi Metro Rail Corp o r at i o n (DMRC), and for a proper chain of connectivity, the authority has proposed two new Metro links, which cover all major areas of Delhi and NCR. Under the new Metro links, existing Metro terminal at Sector 32 (City Centre) will be extended up to Sector 62, and further connect Gajipur (Delhi).
This new Metro link will cover Gajipur, Kalyanpuri, Mayur Vihar Phase 1, Sarai Kale Khan, Moolchand, AIIMS, and Bhikaji Kame Place. And, through the new Metro link 2, Sector 18 will be extended up to NH-8. It will cover AIIMS, Okhla, Nehru Place, Malviya Nagar, and Vasant Kunj. This will further connect to Gurgaon and Faridabad via Central Secretariat and Badarpur. There is also a plan for both Noida and Greater Noida to be connected through a 29km-long elevated Metro track at a cost of around Rs 3037 crore.
The Metro project is to be implemented in Ghaziabad in three phases. The first link to Vaishali is already underway. The 2.52-kmlong Metro line will originate from Anand Vihar, which directly links to Rajiv Chowk via Vi k a s Marg. The estimated cost of Anand Vihar-Vaishali Sector 4 line is Rs 300 crore. The UP government has already paid half of the amount to DMRC for the purpose. This route will go up to Indirapuram, which connects to Noida Sector 32 via Sector 62 further down.
The extension of Vaishali-Indirapuram Metro route comes under Phase 2. For this, DMRC and GDA's survey work has already been completed. Vaishali-Indirapuram will link to Mehrauli furthur via Noida crossing 62, CISF, Pratap Vihar, Dundahera and Shahapur in Phase 2. The length of this line is 16km. The total travel time to Rajiv Chowk is 35 minutes.
In Phase 3, the Metro line will connect to the Ghaziabad bus stand to ISBT (Kashmiri Gate). The length of this line will be 12km. It will cost around Rs 1,800 crore.
To improve the city-level infrastructure, Noida and Ghaziabad entered a new phase of cooperation. In Ghaziabad, road infrastructure has seen the plan for 17 flyovers, including three cloverleafs, to be implemented over five years. A MoU has been signed with UP State Bridge Corporation Ltd (which made the AIIMS and the Dhaula Kuan flyover in Delhi) for five more flyovers, including a cloverleaf at Meerut Road crossing.
This follows the Metro plan to provide a network of new links and not just a token presence of the Metro line. The city will benefit from the 6- to 8-lane expressways linking Delhi to Meerut, Hapur, and Bulandshahar. All the three expressways, as well as the Delhi Metro Peripherique (planned on the lines of the Paris Peripherique) will touch the new development in Ghaziabad.
The city is slated to have multiple projects like a number of shopping malls, multiplexes, and residential and commercial development. The Metro line touching Anand Vihar Bus Terminal is making good progress. Like Noida and Greater Noida Industrial Development Authority, GDA's proposal of an express-highway linking Meerut Crossing to NH-24 will create integrated flyovers at all level crossings. In addition, the Delhi Metro service, the Northern Railway project (Integrated Railway-Bus Transport system) will make commuting between Ghaziabad and Delhi easy.

Hi Gyani....I had been to site last weekend and observed that the progress of work is a bit slower than what is used to be....might be of scorching heat in NCR. The 5th floor slab is still yet to be completed for Vinayak block (Vinayak is leading all blocks in progress). So we might have to wait for another 15-20 days for next demand.

Guys..!!! I got a call from mahagun yesterday regarding next payment...last date is 10th July.....letters are yet to be dispatched....u will be getting them this week only (as been told by their executive)...
