Indian style lavatory (latrine) in the flats : Your opinion required.

Friends,


While most of the blocks in the Mahagunpuram project are 40-50% completed, I would like to attract your attention towards below problem.


In all the type of flats of the project, the lavatory (latrine) design in the bathroom is of Western style (Sit-down type).
Although this style of washroom may be OK for most of the young generation people, still all of you will agree that our family members and relative would prefer to have Indian style washroom (Squat - style ).


Please let me know your thoughts about this.


If you are agree with this, then we can put application to Mahagun builder to make at least one of the lavatory type as Indian style.

This is solely my personal opinion...I wont prefer Indian style lavatory..as my parents are old and due to their knee problem..Indian style lavatory will be of no use to me. In my current house also I have one Indian style bathroom and it is unused since I have shifted to this house. I am sorry, but I would not be able to support this fact.

Hi Vipul,

I truly understand and agree with your fact. But, don't you face problem, when relative visit you; actually my case is this :). I do not have any problem with English lavatory, but relative do ask for :).

What my suggestion is to have one of the lavatory as English and other as Indian. This will keep an option open for anybody to use as per their convenience.

What do you suggest?

Hi,

I have another concern regarding the Actual size of the flat, I have seen and found the actual size (Carpet size)is not equals to what they are offering on allotment letter, on my allotment letter it's written carpet area 740 Sq ft, but when i have calculated there, i found it's around 600 sqft only. did you guys have observed this?

What is the super area of your flat? e.g. is it 900, 1100, 1300?

For me, I do not want Indian style lavatory. You guys may go ahead with modification in your respective flats, but, as I have already mentioned, I would not be able to support this cause. Am sorry for that, but this is my personal option. I am residing since past three years in my current house and have never faced any issue till now so might be due to that my opinion differs....I hope you guys will understand...:)..

I am afraid to say that I am not going to buy ur suggestion. Even for ur relatives + parents, western toilets are gud. If u want to do any modification, duly inform the Mahagun.

Hi Gyani,

Super area is 900 Sqft and accoring to Builder, carpet area must be 740 Sqft. but when i measured it on construction site, i found that was just around 600 sqft.

I think I got your point...what you are measuring is carpet area. the difference between carpet Area and Super area is that...Carpet Area = Super Area minus Area covered by walls. Suppose is the walls are 9 inch think then you have to reduce area covered by 9 inch walls from 740 sq feet. I think this shld come to around what you are measuring. Anybody...please validate my understanding.

Hi Sunny,

Vipul is correct in explaining. A rough calculation is as below, which you can apply in any Indian housing projects.

Carpet Area = (Super Area * 65)/100
or
Carpet Area = (Builtup Area * 20)/100

So, the carpet area is 35% lesser than Super area, in your case 900 Sq FT. This is sometimes called loading factor also, I guess.

The 740 SQ ft in the agreement must have measurement for BuiltUp area.

I think carpet area is that area what you are going to use, bcause i had a chat with few other builders sales person, according to them the walls are comming under super area not your actual area.
If they are saying that 740 is your carpet area that means you can use those space but any how you are not going to use the walls, that's why we are saying it carpet area.
For an example.
If they are saying that your bedroom size is 12*10 then this should be your free space not including the walls.
walls, stairs, lift space etc. always comes under the 900 SQft. not 740.

Just correct me if i am wrong.

Hi Sunny,

There is a little correction in the definition.

Super Built up Area = Flat + Staircase + all common space on your floor etc.

Builtup Area = Flat along with Wall.

Carpet Area = All the space inside flat, where you can place a carpet.

If you see in the brochure, they have mentioned Super area as 900, Builtup area as 740.

Of course, all builders goof up in mentioning the exact carpet area of a bedroom. They just mark it like 10*12 and likewise, which happens to be lesser; if it is mentioned according to the builtup area :(

I totaly agree with Gyany to have
one of the lavatory as English and other as Indian.

Last weekend (15/08) I visited Mahagunpuram site and had a discussion with one of the Mahagun officials regarding this, though he mentioned that many flat owners of Mahagunpuram have requested for same (One Indian + One English style lavatory)but currently they are not intertaining these requests, he asked me to contact Mahagun in March-April next year for it.

I have had similar request.I had a word with my agent and he informed that many people are willing to make both as India, which I am not agree to. So, opinion here is divided :). Let us see, how things work.

Can anyone suggest that how long it going tio take the project... i m mean place to be ready to move in... garden well developed... boundery walls.. main gate to be there... roads in the society... i guess property is on the main high way so thats a big relief in terms of waiting to develop main roads and all.

my concern if in crossing structure is ready at the moment than also it seams it will take another 1 year to be full operational

what are ur views on mahagum...??

another thing is there any railways line near mahagun or other dealers are just doing a negative publicity abt mahgun...??

dumping yard near crossing is it going to effect mahagun???
heard crossing prices has come dowm due to dumping yard controversy?
