[Mahagunpuram] Re: Agenda of the discussion

Hello Friends,

We should consolidate important points to be discussed with the builder. This way we can make sure that none of the points are missed.

Here I have consolidated some of the points to be discussed:

1. As per the allotment letter, Meter charges are included in EDC, so why again the builder has demanded Rs.14450 for the same?

2. When is Mahagun going to pay the penalty for July and August? Are they considering September month or not?

3. Pool, security deployment along with other amenities such as lift is not ready yet. Why should we pay the maintenance charge for 2 years in advance in current scenario?

4. How did they calculate the registry charge? I read one of the blogs posted by someone that there is a system of discount also if building is multi-storied. Circle rate in Ghaziabad is also different from what Mahagun is charging on us.

5. Only the flat and parking should be registered. Why should Legal/Admin Charges, meter, EDC etc. be included while computing Stamp Duty?

6. If the flats are still not ready then why physical possession is offered?

7. Is there a way to hire an advocate outside Mahagun to get our flats registered?

8. Mahagun has also demanded Rs.2000 for Advance Common Electricity, Water Charges, but period is not mentioned in the offer of possession letter. We need to make sure that the above mentioned amount is chargeable for what duration.
