First of all, I would like to thank all members of the Mahagun Puram family who became the part of today's meeting. I really feel proud to be a part of such a wonderful family.
This is to inform those members, who were unable to attend the meeting that we had a long discussion with the builder's representative and the outcome of the meeting wasn't that fruitful.
Actually, the builder wasn't that keen to discuss on the highly controversial Stamp Duty calculation issue. The representative asked us to reach out to Ghaziabad's registrar office to get details on the current circle rate and inclusion of non-assets (EDC, Meter Charges, Legal/Admin Charges) in the stamp duty.
Also, I had a discussion with an advocate who is currently working as legal advisor in a leading construction company of Delhi NCR. He was also surprised to know that the above mentioned components are included in Stamp duty. He clearly stated that Meter charges, Legal/Admin charges and EDC should never be included while calculating Stamp Duty as these are the components which fall under non-asset category.
Moreover, he also advised me to hire an external advocate to get the sale deed execution done. The only challenge we might face in such a scenario is, the builder won't be that cooperative with us and will put every possible efforts to get the sale deed execution process delayed so that the builder can get holding charges out of it.
