Re: [Mahagunpuram] Last and Final Wake Up Call.




Hi,

I have returned back to Noida in the Night and visited the mahagun offfice @ 10:30am .

But I have found only Pardeep and  Ankur in the office.

Also I have collected the offer of possession letter and  shared some of my personal opinion based on discussion with my colleagues and friends already have flat or dealing in property business.

  1. The stamp duty has been charged on the base of circle rate.
  2. The stamp duty charges given in the letter are as per new Circle rate revised just 15days back.
  3. The builder has considered discounts as per the floor but calculating the registration charges on Flat cost including the additional charges (e.g. EDC,Legal admin.& any other applicable )  therefore we have to pay around 7k (for 900 sq Feet of Flat area) more to the builder.
  4. But if I  go with the builder the process will be fast and hassle free.
  5. Therefore i have decided to go with the builder for Flat registration not any external advocate.
This does not means, i am not also concerned on security issues,basic amenities issues & other primary requirement expected from builder while moving to the flat in lieu of additional charges paying to the builder. Only providing electricity & water is not means the flats are in livable conditions.So we should need to discuss these points & some of points as given below  with the builder & it's representatives, can also ask the status?

a.  Are our family  remain safe in our absence? who will be responsible for any miss happening?
b.  Have proper arrangement has been done for sevearge & water drainage?
c.  The construction work is still in progress and construction people are moving here and there. also Parks are not ready yet .in that case, How we can leave or take out our kids outside for play?
d.  What is status of Lift and has installed properly? is it in working conditions/ what is the assurance that happened in to the mascot building will not going to happen here again?
e. The shopping complex is not ready yet and in that case from where we are going to buy the basic daily needs of life?
f.  Have any one visited the mahagunpuram after getting the offer of possession letter and tried to analyse the other missing points ,latest status?
g  What is the status of open car parking area ? is it ready for car parking?  
h. have the Flat numbering has been done to identify the flat in the building ?
