Mahagunpuram vs Crossing Republic: Pro and Cons

Please put your opinion on this analysis.

Here I would like to put some light on the two similar budget housing project in the NCR region:
Mahagunpuram and Crossing Republic.

Of course, I am a buyer in Mahagunpuram; but I have analyzed these points when I was still to decide between various projects in Ghaziabad, Greater Noida and Faridabad.

Crossing republic:


Pro
-------------
- Relatively nearer to main city and Delhi. Located at relatively more developed area.


- If Metro reaches even to Noida Sector 62, it will be a relief for Crossing Republic. However, observing the current Govt's way, it is a dream.


- Many good projects/builders to compare and choose between. It has potential to be a complete city within a city, but for that it requires input and willingness from its resident. 


- Relatively a large community to stand for a common cause.


Cons
---------------
- Projects are far delayed from their time-line. Possession letters are being sent, even though it is not inhabitable, just to show it on time.


- Goof up by many builders in what they promised. In some of the project, the builder has galloped even the perk area to build villa on them. Imagine 20K families do not have enough space for their children to play. Although their community "CROMA" is doing great work in the interest of buyers.


- The dumping ground issue is a huge problem. However the GDA has identified another place in GALAND ( approx. 15 KM ahead of Mahagunpuram; but it is again being opposed by people living there; to shift it back to old place.


- There are 20000 families going to be part of Crossing. Each builder has its own deadline. So, in that respect the work will go on for another 5-6 years to make it complete. This will lead to all issues, like security, construction noise etc while you are living in your flat.


- The road connecting to NH24 to crossing is in pathetic state. How come 20K family will cope with the traffic and other chaos, with most of the people having their own vehicles.


- There still needs to come up prominent schools, hospitals etc.


Mahagunpuram
=============
Pro
- Good reputation of builder and track record. Of course this is a plus point for Mahagun Mascot in crossing too. They have paid penalty to the buyers for late possession.


-  More affordable project with fair price in compare to adjacent Landcraft Golf City and Ansal projects. Now, I have come to know that the Golf City affordable housing part is converted into HIG project, due to which buyers are in a horrible mess.


- The Main Railway line is just behind the housing project. GZB main railway station is about 5 KM and there is a small station nearby.


- Proposed Uppal's Hightech City is just opposite the road, which if come alive; will work like a catalyst in overall development and price of the area.


- There are Hospital, schools, petrol pump and even an engineering college in vicinity. 


- Since it is just adjacent to NH24, there is no issue of connectivity. Since it is small and single project, the builder has to develop the inside complex in order to sell the future blocks, which are at the back of existing blocks.


Cons
-------------
- It is a little far from Main city and NCR. Although builder claims it to be 1 KM from Lal Kuan, but I doubt it. It is around 2-3 KM from Lal Kuan chowk.


- You might expect a change in basic project layout, as other builders do. They are trying to get nods from the authority for 19 floor blocks (Currently, it is 14 floor). As well as they have already sold ground floor small 1 BHK, as I had mentioned in past posts.


- Its current location pose a security concern, as it is a bit remote area. But, I hope in coming days that development around will change the picture.


For Mahagunpuram, I agree with you that the inside infrastructure will take some time. The essential amenities will be complete before possession. But other things like Garden,Club house may take 3-4 months after possession, as builder will have pressure to complete it. Also, builder has to maintain the society for 6 months as per the agreement.

- Mahagunpuram is around 4 KM from crossings if I remember my car's reading correctly.

Anyone has any idea about the construction quality of Mahagunpuram ?

hi gyani, sample flat size wise its looking very small with maximum loadng.

as per the labours it will take around 3-4 year to fully complete. their is no manual chambers in mahagunpuram and even in crossing republic township. i had an enquiry with mahagun when it will be provided and what will the alternater arrangements they said it will be attached with avantika but i don't think it will be possible in 15 months.

hi kapil,

mahagunpuram is using ultratech cement from dadri plant, which is fly ash based cement, but as all the major plants have better quality of cement ultratech is also among the best.
recently cement prices have come down very sharply from rs 226 to rs 160 or even lower
so it is better for mahagun to use better quality cement like opc 43 grade, which is comparatively better than ultratech (ppc) cement.
this is as per my knowledge which may be diffrent with technical team at mahagunpuram

Hi Prashant,

Thanks for the update. Just wanted to know more about Manual Chambers? What is that. Regarding project completion, Mahagunpuram has officially 1.5 Years of time left. Seeing their current pace of work, I expect that the tower structure should be ready by Feb-Mar 2011. After that no idea, how much it might take for finishing Stuff!!

But one thing is sure that the penalty clause for delay will be resistant in any slow down of the project. Imagine 500 families will be paid avg 5000 per month.i.e 25 L per month (at least)?

I already have a flat in Mahagun Mansion at Indirapuram and they have delivered as promised and in committed time....

I have rarely seen any mahagun project getting delayed....so I think Mahagun would not like to downgrade their reputation of delivering in time.

i was talking about sewar line, today i have seen some pipe line infront of managunpuram.

now i would like to add regarding penalty clause which is attached with the force majeure clause, which creates doubt in mind.

today building material cost is very low, so we can ask mahagun people to give some additonal wooden work and RO system just like gaursons in govindpuram have given to their customers without any promise.

Non-remittance of penalty cheques

I purchased a flat from Mahagun India Private Limited in Crossings Republik, Ghaziabad on 24-May-2009. Possession was due maximum by 31-Dec-2010. Post that builder was supposed to remit @ 5/- per sq ft. per month. For Jan-Apr months I received the cheques. In May, I received a letter from the builder about pending payments worth 3 lacs (1.5 parking + 1.5 optional club charges). I made a payment of 1.5 lacs for car parking via cheque on 24-May-2011 by visiting the corporate office @ Sec-63, Noida and submitted an application of my withdrawal request for optional club charges. However, I did not receive any cheque for the month of May and later on for June/July as well. When contacted on phone to Nidhi M. (9350638233) in first week of July she responded that cheques have been withheld due to non-payment of dues. When reminded of my application for withdrawal she told that they forgot to get the application approved and will get the same done in a week's time and I should contact after 4-5 days. After that, I have been trying all the contact numbers of Mahagun but nobody is responding or simply disconnecting the call. Is this the kind of professionalism that these guys have or are they trying to avoid customers because of Noida extension fiasco. But one thing is sure, it is a very bad experience and I do not look at Mahagun as a good builder or someone whom I can recommend to my friends.

First of all thanks for running this blog, giving much valuable info to the new buyers.

I am buying a 1100 sqft flat on Mahagunpuram phase-1 vidhi building on 16th floor @ 1900 sqft. Inclusive of all charges(park facing and covered parking), it is costing me 25Lacs.

Please let me know your thoughts on this.

Glad to know One more Oriya in my neighbour :) I have visited the site and as per my understanding the possession will take another 6-7 month minimum. So expect next July-Aug for the final possession.

I would like to know one more thing that, whether the Builder(Mahagun) mention the possession time in ur agreement bcoz I could not find such clarification in my agreement. No penalty clause cleared. Go for Crossing Rep. Mahagun are a bunch of liars - every month they put up an advertisement saying possession in 6 months - I wonder when this 6 months will get over. Not before mid of 2012 for Phase-1 I am sure. Annyway, Crossing is very developed and there will not be any dumping ground - there is a litigation which will last fo another 20 years by which time a different dumping ground hass to be definitely fixed - so problem solved

Probably the circle rate is 16000 / S Meter for land + around 900 / S meter for construction. Please note that the registry calculation for flats are a bit complex.. Get in touch with any advocate in Ghaziabad Tehsil, you will have clear details.

I just saw your below comments under pro of mahagunpuram -

Just wanted to confirm if it's pro or con ? because I saw the main railway line is just in 100 meter of distance and nobody prefer a house with railway line in such a close distance.

The railway line just behind any house is a CON .. because, you will get disturbed from noise of trains passing by.

My main intention was to say.. GZB railway station is nearby, so its a Pro in a sense of connectivity.

I don't have idea that how far is the railway line behind mahagunpuram phase 2. But it is definitely at good distance from phase one.

We had purchased a flat in inaugural discount period in mascot mahagun nh24' by taking into consideration of his good will. But we had very sad experience , as they did not give us flat where they had indicated us, secondly , they used to pay penalty irregularly after lot of chase for delayed posses , but used charged more than that under one excuse or other, we had taken car parking ,then at posses they started asking u he to pay extra if car size is medium or long , although they sold much cheaper to new buyers in between , all builders are same more or less , better to buy ready to move ,so to escape arm twisting .
