I would like to thanks to everyone who joined yesterday's meeting and also would like to appreciate all who has not been the part of that meeting physically but made their availability constantly throughout the whole day over the phone and mail. It was really a wonderful experience having first meeting with at least 10-15 people from Mahagunpuram society in one go.
Here is the quick update of yesterday's meeting from my point of view.
We tried our best to discuss every point in detail; here is the list of points.
"Flat registry amount related Concern":
We started our discussion with Flat registry amount calculation concern: for now officially "Nidhi" has the point of content for any possession related concern for Mahagunpuram project.
Nidhi" Confirmed that whatever amount is the part of flat registration all are going to Government registry department. Except the legal charges: 12500/- Approximately, but this amount will facilitate flat owners' to get their flat registry done smoothly, they don't have to worry about all leagal formalities.
She also stated very clearly that, if anyone is interested to get their flat registry by themselves and don't want to pay this legal charges to Mahagun they are free do that. One more point she added in the same concern that generally it's been observed that if, a person goes for flat registration by themselves even sometime they need to pay more leagal charges (not official means we don't get any receipt ..Kind of bribe money) than what Mahagun is charging now which is 12500/- Approx.
Here are the some concerns for which we need to have the clarity form some lawyer…
Nidhi Said, registry amount is going to be calculated on the basis on 3 parts Flat basic cost + Parking + EDC …here we are worried about EDC, As per our understanding not asset things should not be the part of total flat cast for which registry amount should be calculated ?
Another concern was the Government Circle Rate? As per Mahagun, Current Circle rate is "24000" per square meter ? We need to get it confirmed form some advocate officially.
We all agreed that before we go for final flat registry process we need to make it clear from some lawyer…and also if possible will try to understand all legalities which need to be known to all and this information should be posted to everyone through blog.
"Meter Charge":
Though in the allotment or Falt booking letter (17D section) it is clearly mentioned that EDC charges charged is the inclusive of Meter also. Here Mahagun Officially states that there is two Electric meters going to be installed on Mahagun puuram premises.
First Meter ishagunpuram society at that which is going to be installed for whole maone common area where UP electric department will install this metere and after this point all electric power will be distributed to each flat.
Meter charges what they are looking now is for Individual flat. For common area meter they are not charging anything as it's already been charged earlier in EDC head.
Extra Development charge:
Which is 20000/- onetime payment and has been a Mahagu management decision for the common area maintenance for 2 years. There is no formula as such in this calculation. This is the only point I can see, if something can be done..But still don't see any feasibility.
Society is not livable:
She said it very clearly, that unless flat owner's clears all dues they will not make flat ready otherwise there might be the possibility of misuse of flat resources, like water, Electric, Lift …
It was confirmed by Nidhi, that the moment flat possession dues are clear they will issue a no dues letter to the maintenance depart at Mahagunpuram office, provide all basic amenities in place within 3-4 days of time and before final key handover flat owner will be asked to double check all the facilities what has been promised by builder. They will be free to raise any concern at that point of time and builder has to take care take care of all flat owners' concern(s).
She also confirmed that all laborers working on premises now will be not allowed to use common area after family move.
My Conclusion:
Let everybody get their possession formalities done and again unite and give one date on which we are willing to move in society with family, as per my understanding Mahagun is now doing their best to get everything in place.
So This is my suggestion to all mahagunpuram family members, please don't get more aggressive on this matter ultimately we need our flat ASAP. As everyone paying some X amount on rent.
So please unite together as one team and don't treat Mahagun as different team we both need each other coordination and assistance now to get out society up and Livable.
