Mahagun Mahagunpuram project status : 27 Sep 2010

Hi Friends,

We have some updates:

1. As informed by our member Vikas, only 3-4 blocks in the Mahagunpuram will have G + 18 (Ground + 18 floor). There will be additional service lift in those blocks (Currently there are 2 lifts).

Although this is a kind of cheating from the builder-side (as our shares in the society sands diluted), but they have managed to take approval for that.

2. We have fasted moving tower Vinayak is completing 9th floor, a good sign of progress. I will be posting the pictures soon. If anybody have taken pictures, please feel free to share with us.

Thanks.

New Page : Discussion Archive

Dear Friends,

First of all, I would like to welcome our new member Narendra Singh into the community blog.

We use to discuss on various topics through comments. It is convenient that we can see the recent discussion on the main page, in proper sequence. However, there is no easy way to check for old discussion, and required to check all the post one-by-one.

Although, I tried introducing Discussion Board for the same purpose; but it did not worked out. Now, it has been removed from the top menu links.

So, I have introduced a new page "Discussion Archive", through which the discussion is arranged in proper order for each month. There is also links provided in the page to download the whole discussion in PDF and Ms-Word format for offline view/read.

Please use this facility. I hope this will be specially useful for the new members.

Thanks.

PS: Any new suggestion to make this community blog more interactive is most welcomed.

Buyers Can Choose To Opt Out Of Residential Project If Possession Is Delayed

Friends,

Here is another good news for buyers, in case the builder is delaying possession beyond limits.

---------------------------------------------
Buyers Can Choose To Opt Out Of Residential Project If Possession Is Delayed
The National Consumer Commission has held that a buyer is now entitled to opt out of a housing project if there is a delay in delivery of possession of the house by the real estate developer. It said the buyer is also entitled to a full refund with reasonable interest and any deduc tion on the amount is unjustified. "The petitioner was fully justified in opting out of the [hire-purchase] scheme and demanding refund of the money that she had paid along with interest," the commission said. The order was passed after a petition was filed by Agra resident Ms Indira Gupta, who was seeking quashing of the Uttar Pradesh State Consumer Commission's direction to deduct 20% from the amount to be refunded to her by the Agra Development Authority.

Genetically modified food : How Indian companies are responding to this threat?

Genetically modified food : How Indian companies are responding to this threat?
----------------------------
Here is a message from GreenPeace India, which is not related to Mahagunpuram, but a serious concern to our future. Please read the message and be careful in choosing a brand for at what you are eating?

44,426 letters and all the calls to Sonia Gandhi had some impact on the Government. The Biotechnology Regulatory Authority of India Bill did not make it to the Parliament. The bill in its current form plans to create an autocratic body to allow genetically modified (GM) food into our country.

To take one more step towards safe food, Greenpeace has now launched the second edition of the Safe Food Guide. This guide ranks major food manufacturers on the basis of the stance they have taken on GM food.

With the help of this guide you can check where the manufacturer of your favourite food brand stands on keeping food safe. The Safe Food Guide can be accessed online.

Check out the Safe Food Guide 2.0 to see where your favourite food manufacturer stands.

http://greenpeace.in/safefood/safe-food-guide/

You can also SMS Food BRAND_NAME to 56070 to find out where its manufacturer ranks in the guide. The brand name will give you the most accurate result.

The Safe Food Guide tries to make food manufacturers answerable to the consumer. As consumers we need to question the badly ranked companies about the safety of the products they produce for us.

The companies are categorised into red, green and yellow based on their current and long-term policies on the use of GM food, willingness to inform their position to consumers and pro-activeness in ensuring a labelling and liability regime on foods derived from GM crops.

Some brands, which were ranked high in the first version of the guide have been ranked lower in the new version. This is mainly because the first guide focused on companies’ current policy on the use of GM food and the second one has extended its parameters to include future long-term policies on the use of GM foods. Their lack of willingness to be transparent and to ensure a GM free market for Indian consumers is also responsible for the low ranking.

Find out where your favourite food manufacturer stands in this guide:

or

SMS Food
BRAND_NAME to 56070.

Thanks a billion!

Widening of NH 24 to six lane : Ghaziabad city update

Friends,

I found from a few websites that NH-24 widening to 6 lane has been awarded to UP PWD.
If the reports are true, this is scheduled for completion in next 1 year i.e almost the same time we are expected to get possession.

Currently, it takes around 30 min-45 min (depending on the traffic) to drive from Mahagunpuram to Noida. This time would be reduced to 10-15 minutes once this is done.

The complete article is below:

--------------------------------------------------------------------------------------------------
New Delhi, Aug 25 (PTI) The Road and Transport Ministry today said it has awarded a Rs 128 crore project for widening a 20 km stretch of the National Highway 24 from Uttar Pradesh border to Dasna to ease the traffic congestion, to UP PWD.

The project is given to Uttar Pradesh Public Works Department (UP PWD) for completion within a year's time, an official statement said.
It includes six-laning of NH 24 from UP gate to Dasna in Uttar Pradesh, construction of five underpasses and widening of 23 existing culverts, it added.
The project assumes significance in the wake of people residing in the locality specially from Indirapuram, Noida and Ghaziabad consistently demanding for the widening of the road as frequent traffic congestions take place here.

Parking related ruling from Supreme Court

Hi All,

Recently there was a ruling from supreme court stating that builders can no longer charge for Parking space in the apartment. Do we have any experts in our group who can throw some light on the details and the practicality of the ruling ?

Another bad news on a popular magzine : Dirty politics in the Ghaziabad Metro project

Friends,
There seems endless negative news about Ghaziabad Metro. Observing the commuting problem between New-Delhi/Ghaziabad, we can just pray God to make these political leaders more responsible towards public wounds.

----------------------
The Rita Bahuguna Joshi-Mayawati episode is now assuming graver proportions. It is spilling over the political turf and directly affecting the people. The bitter battle between the Congress and the BSP is taking a toll on Delhi-Ghaziabad Metro section.
One thing is certain, Ghaziabad Metro is going to miss the 2010 deadline as the Delhi government has refused to fund the part of the project falling in the neighbouring Ghazaiabad district of Uttar Pradesh.
Delhi Transport Commissioner R.K. Verma said, "The UP government should bear the cost of extension of Metro in Ghaziabad. The UP government should give a commitment that it is ready to bear the operational losses on this route. We cannot allow DMRC to use Delhi government funds for Metro foray in UP."
The file relating to the Delhi-Ghaziabad Metro line has been pending with the Delhi government for six months. It was expected to be cleared soon to meet the 2010 deadline before the Commonwealth Games. But there's no movement. Ghaziabad is BJP president Rajnath Singh's constituency. And he is also worried.
"I have spoken to the NCR planning board chairman and written to the prime minister in this regard. Let's hope for the best," he said.
The 2.57 km corridor from Anand Vihar to Vaishali will approximately cost Rs 320 crore. The cost of the rolling stock was to be borne by Delhi Metro Rail Corporation (DMRC), while the land was to come from Ghaziabad Development Authority (GDA).
Fifty per cent of the funding for the Metro comes from the Delhi government. The rest is given by the Central government through the DMRC. All earnings are shared by the two. Ghaziabad residents have every reason to be annoyed.
"We will not tolerate such governments which are insensitive towards the demands of the local public," said resident Balwant Singh.
Another, Yogesh Kumar, said, "We have too many problems commuting from Ghaziabad to Delhi and we want a solution now."
Even if the project gets an approval, it will take two years to complete. The only losers in this political war are the people living in Ghaziabad.
