Mahagunpuram: Dispute in Ganga Tower?

Dear Friends
Those who have booked flats in Ganga Tower above 12th floor ,Please be aware that builder have the permission of construction upto 12th Floor. This came to know, when my friend who booked a flat on 13th Floor in Ganga Tower ,and Applied for Loan with HDFC, When he approach to bank for disbursement ,The Loan Deptt. Said that we are not able to disbursement the loan amount, because builder has not the permission of construction above 12th Floor in Ganga Tower.
Marketing Person of Bank and Builder both misguide to my friend at the time of booking .Both person assured for Loan Disbursement.

[Mahagunpuram]: Regarding Interest Payment


Hi All,
Be ready for this also.

Builder is asking interest on loan amount between Banks sanctioned DATE and disbursement DATE. Interest charge between sanctioned DATE and disbursement DATE] are delayed between Builder and bank. Now builder is asking interest from buyer.

Are u worried from the unreasonable interst claim raised by Mahagun Builder ???

Most of the cases delyaed due to builder did not submitted the nessery papers to Bank.

Builder himself is responsible for that.

If ur case is the same than Lets come togther and fight is for our Right.

We are now five members and waiting for other hands so that we can strongly putup the issue.

Saturday ( 19/5/12 ) we are planning to go to the Mahagun office .

An Interview with GDA VC Santosh Yadav: Positive vibe for Ghaziabad.

'Ghaziabad lacks a cosmopolitan character. We want to change that'


A 1995 batch IAS officer, Ghaziabad Development Authority’s (GDA) vice-chairman Santosh Kumar Yadav has previously served as the Ghaziabad district magistrate in 2004-2006.

He also holds the post of NCR Planning Board’s additional commissioner in Ghaziabad. He spoke to Peeyush Khandelwal on a range of issues.
Excerpts:

Ghaziabad lags behind other NCR cities in terms of development. How do you intend to change that?Ghaziabad has a rich cultural and traditional background. Here, old and new areas co-exist. Still, we feel the city lacks a cosmopolitan character. We want to develop its infrastructure and improve connectivity. Housing will be more planned now and traffic problems will be tackled firmly. We also plan to develop Metro routes, flyovers, roads and golf courses.
Traffic is the biggest problem faced by commuters and residents alike. We want to solve this problem within six months. Three highways pass through Ghaziabad. We have laid out a traffic decongestion plan for NH-24 and NH-58 and held meetings with NHAI. Several contingency plans like preparation of Pontoon-bridges are underway. Connectivity with Noida and Greater Noida will also be improved. Recently decks have been cleared for a road connecting Greater Noida to NH-24. We are also given final touches to NH-24 -NH-58 Link Road. We have also planned a 20-km elevated road to connect NH-24 and NH-58 to Loni.
The city just has a 2.57km Metro network.We have recently given an in-principle approval to fund a Metro link till Loni. We will fund one-third of the project. The link from Dilshad Garden to New Bus Stand has been expedited and agreed on the funding pattern for R991 crore.
What are the plans in terms of providing affordable housing development?Indirapuram and trans-Hindon areas are almost saturated now. Housing will now come up majorly near NH-24, NH-58, Loni and Muradnagar areas. Metro connectivity will boost this sector The areas facing land acquisition problems are being dealt with on a priority basis. Things are moving in positive direction.
People who have moved to the city are facing various problems with builders in terms of implementation of the UP Apartment Act. How will it be remedied?We have appointed a committee that will hold regular meetings with RWAs and builders. Solutions would be found amicably. We are also empowering RWAs and holding regular meetings with them to look into their issues.
How do you intend to change the working of the GDA which is mired in red-tapism?We have asked residents to meet us any time from 10am to 12noon with their problems. We are also coming up with a call centre to address their problems. Our officer in-charge will resolve the issues first hand. We have also enforced strict discipline among our staff members. Our staff now does meditation and yoga during evenings and everyone is instructed to join the session.
The city does not have any Solid Waste Management facility yet.  Power infrastructure has suffered due to land handover problems.We have asked the developers to hand us around 35 acres of land at Galand for the SWM facility. They have already given us 15 acres. The builder has given us in writing to hand over land for a 400KV power sub-station at Indirapuram.

मेरठ। जल्द ही दिल्ली टु मेरठ का सफर एक घंटे से भी कम वक्त में पूरा होने लगेगा। मेरठ-दिल्ली के बीच प्रस्तावित एक्सप्रेस हाइवे के लिए जमीनी सर्वे कर लिया गया है और सर्वे करने वाला उच्चस्तरीय दल 15 दिनों के भीतर अपनी रिपोर्ट सौंप देगा। रिपोर्ट मिलने के बाद इस प्रोजेक्ट के लिए बिडिंग प्रोसेस शुरू होगा।

सूत्रों के मुताबिक, यह एक्सप्रेस वे साल 2015 तक तैयार करने की योजना है। अनुमान है कि दिल्ली से मेरठ पहुंचने में इस वक्त लगने वाला तकरीबन दो से ढाई घंटे का वक्त एक्सप्रेस वे बनने के बाद घटकर लगभग 45 मिनट रह जाएगा।

65 किमी. लंबा होगा एक्सप्रेस वे

दिल्ली के निजामुद्दीन ब्रिज से लेकर मेरठ तक 65 किलोमीटर लंबा एक्सप्रेस वे बनाया जाना है।

निजामुद्दीन ब्रिज से डासना तक 14 लेन

निजामुद्दीन ब्रिज से शुरू होकर यह राजमार्ग 24 से होता हुआ डासना तक 14 लेन का होगा। एनएच -24 के बीच से गुजरने वाला एक्सप्रेस वे का यह हिस्सा 30 किमी. लंबा होगा।

डासना से मेरठ तक 6 लेन

डासना से मेरठ तक यह हाइवे 6 लेन का होगा , जिसकी लंबाई 35 किमी . होगी। इसके लिए गाजियाबाद के 19 गांवों की 300 हेक्टेयर और मेरठ के 9 गांवों की 56 हेक्टेयर जमीन का अधिग्रहण किया जाना है।

मेरठ पहुंचकर होंगे दो हिस्से

मेरठ पहुंचकर यह दो भागों में बंट जाएगा। इसका एक सिरा हापुड़ रोड से और दूसरा परतापुर बाई पास से मिलेगा।
